Air conditioning in Ware
We install, service and repair air conditioning in Ware and the villages around it, from High Street cottages and converted maltings to the new homes planned north and east of the town. Here's what the conservation area, the yards behind the High Street and Ware's parking zones mean for an install.

Of 62,022 households in the 2021 Census, 80 in 100 lived in a house (28 detached, 30 semi-detached, 22 terraced) and 20 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

Malt, barges and riverside gazebos
Ware grew at a crossing of the River Lea. The council's conservation area appraisal records 33 maltings in the town in 1788 and about 65 by 1839, probably making it the most important malting town in the country. Barges carried malt and bricks down the river to London, and barges were still being built here in the First World War.
The 18th-century gazebos along the river behind the High Street are what Ware is known for. Late 19th-century maps show about 15 of them. Some are listed, such as the mid 18th-century weatherboarded gazebo behind 65 to 67 High Street, which is Grade II.
Over recent decades many of the old maltings and works have been turned into homes, alongside Victorian streets and large areas built in the second half of the 20th century, according to the council's District Plan.
Planning: East Herts Council
Ware is in East Herts, so applications go to East Herts Council in Hertford. A heat pump that also heats is often permitted development on a house: it mustn't be used only for cooling, must be no bigger than 1.5 m³ and must pass the MCS 020(a) noise check of 37 dB(A) at neighbours' windows. A terraced or semi-detached house can have one, a detached house two.
The Ware conservation area was first designated in 1981 and reviewed in 1995, and the council adopted its current appraisal in 2016. It counts 202 listed buildings in Ware, 180 of them inside the conservation area. Three are Grade I: St Mary's Church, The Priory and Place House. Inside the area, a unit can't go on a wall or roof facing the road without permission.
When we checked in October 2026, the council listed Article 4 directions only for Bishop's Stortford, not Ware. Listed buildings, including the gazebos, always need listed building consent for changes.
Ware homes and what they mean for an install
The appraisal splits the conservation area into four parts. Here's how they, and the rest of the town, affect where the outdoor unit goes.
| Where | Typical homes | What it means for the install |
|---|---|---|
| The historic core: High Street, Church Street, West Street, East Street | Listed houses, homes above shops and in the yards behind | Listed building consent is likely. Units go in rear yards or on flat roofs, away from the street and the river views. |
| South of the river: Amwell End, Station Road, London Road | Converted mills and maltings, flats | Freeholder consent first. One heat pump per block under permitted development, up to 0.6 m³. |
| Collett Road, Musley Hill, Crib Street, New Road | Late Victorian and Edwardian houses, and 20th-century infill on old maltings land | Conservation area. A rear wall or garden pad keeps the unit off the street side. |
| Priory Street, Baldock Street, Watton Road, Gladstone Road | 16th and 17th-century listed houses, converted mills and 19th-century homes | Conservation area, with listed houses on Baldock Street. Rear positions, with neat pipework on the back wall. |
| Outer estates and new homes | Later 20th-century houses and new building | Often permitted development. Check the deeds and any planning conditions on newer homes. |
New homes north and east of Ware
The council's 2018 District Plan allocates land to the north and east of Ware for at least 1,000 new homes by 2033, with a further 500 if road capacity can be agreed with the county council. It also includes a new secondary school, shops and employment space.
If you're buying there, we can fit air conditioning once you move in, or plan the pipe route and outdoor unit position with you early. We check the planning permission for any conditions on external equipment first.
Ware businesses and parking
We fit and service systems in shops, offices, cafes, clinics and salons on the High Street and the town's business sites. Many High Street premises are listed or in the conservation area, so we start with the outdoor unit's position and the consents. Commercial installs are done in business hours, and we service, repair and regas most brands.
East Herts runs two resident permit zones in Ware: W1 on part of Church Street, and W2 covering streets such as Coronation Road, Crib Street, Century Road and The Bourne. There's also a permit scheme for New Road car park. If you live in a zone, tell us when you book so we can plan where the van parks.

Ware questions
Do I need planning permission for air con in Ware?
Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a cooling-only unit or a unit facing the road inside the conservation area, and listed buildings need listed building consent. Applications go to East Herts Council.
I live in a converted maltings flat. Can I have air conditioning?
Usually, with the freeholder's consent first. Permitted development allows one heat pump per block of flats, up to 0.6 m³, so the freeholder or management company may want a plan for the whole building. Some maltings are listed, which means listed building consent too. We give you the details to include.
My house is in a yard off the High Street. Where would the unit go?
In the yard, on a rear wall or on a flat roof, away from the High Street and the river. Many of these buildings are listed or in the conservation area, so we check that first and plan a short, tidy pipe run.
How much does air conditioning cost in Ware?
A single bedroom starts from £1,850 including VAT, and a living room from £2,050. Two rooms on one outdoor unit start from £3,650. Where a wall unit won't suit, a floor-standing unit starts from £2,350. The survey gives you a fixed written price.
Can you service or repair a system someone else fitted?
Yes. An annual service starts from £119 including VAT. For repairs, we confirm the cost of the visit when you book and price the repair in writing before any work starts. If refrigerant is low, we find and fix the leak before any regas.
Do you cover Wareside, Stanstead Abbotts and Great Amwell?
Yes. All three are in East Herts, so the same council handles planning, and each has its own conservation area. We check your address against the council's map before we quote.
