Air conditioning in Bushey and Bushey Heath
We install, service and repair air conditioning in homes and businesses across Bushey, Bushey Heath and the villages nearby. Here's how the town's conservation areas, the Warren Estate's Article 4 directions and Hertsmere's planning rules affect an outdoor unit, with our prices.

Of 42,682 households in the 2021 Census, 71 in 100 lived in a house (19 detached, 32 semi-detached, 20 terraced) and 28 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

From a village green to an artists' town
Hertsmere's appraisal of the High Street traces Bushey to a small settlement around a village green, a pond and St James's Church, a 13th-century flint church. The town grew quickly after the London to Birmingham railway arrived, with Victorian and Edwardian streets north of the High Street: Park Road, Bournehall Road, Rudolph Road and Herkomer Road.
Those last names come from Sir Hubert von Herkomer, the Bavarian-born artist who lived in Bushey from 1873 until 1914. He ran the Bushey School of Art, built his house Lululaund on Melbourne Road and had Thomas Mawson design the Rose Garden on the old school site. More housing followed in the 1920s and 1930s beyond Herkomer Road.
Bushey's conservation areas
Hertsmere lists 15 conservation areas. Three are in Bushey and Bushey Heath, and Patchetts Green, to the north, has its own.
| Conservation area | What it covers | Article 4 directions |
|---|---|---|
| Bushey High Street and Melbourne Road | The High Street, the old village green and St James's churchyard, Park Road and parts of Herkomer Road and Melbourne Road. Designated in 1973, reviewed in 2009 | Yes, on named buildings, such as the Reveley Almshouses on Park Road |
| Bushey Heath, High Road | High Road, Windmill Lane and Hartsbourne Park. Last reviewed in 2013 | Ask the council |
| Bushey Heath, The Lakes | The streets around The Lake in Bushey Heath | Two Bushey Heath directions name The Lake, Warren Road, The Comyns, Coles Green and Rose Lawn |
| Patchetts Green | The hamlet north of Bushey, towards Aldenham | Ask the council |
Hertsmere also lists Article 4 directions on single properties in Bushey, including Sparrows Herne on Little Bushey Lane and Went House on Bushey Grove Road. Check the council's maps for exact boundaries.
Planning in Bushey: Hertsmere Borough Council
Bushey is in Hertsmere, so planning applications go to Hertsmere Borough Council. A heating-capable outdoor unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³ and passes the MCS 020(a) noise check of 37 dB(A) at neighbours' windows. Our planning guide covers the full list.
Inside the three Bushey conservation areas, a unit can't go on a wall or roof that faces a road under those rights. Around the Warren Estate in Bushey Heath, two Article 4 directions take away some permitted development rights, and the council has published a Warren Estate design guide. If you live there, we check what the directions cover at your address before we plan the position.
Bushey homes and what they mean for an install
| Type of home | Where | What it means for the install |
|---|---|---|
| Victorian and Edwardian terraces and villas | Park Road, Bournehall Road, Rudolph Road, Herkomer Road | Partly inside the High Street conservation area. A rear wall or ground pad, never the street side. |
| Interwar semis and detached houses | North of Herkomer Road and across the wider town | Usually permitted development. One outdoor unit on a semi, two on a detached house. |
| Houses on the Warren Estate | Warren Road, The Comyns, Coles Green and Rose Lawn, Bushey Heath | Article 4 directions and a design guide. We plan a discreet position and check the rules first. |
| Flats | The High Street, Bushey Heath and newer blocks around the town | Freeholder consent first. One heat pump per block under permitted development, up to 0.6 m³. |
Shops, offices and parking
We fit and service systems for shops, cafes, restaurants, clinics and offices on Bushey High Street, at Bushey Heath and across the town. Shopfronts in the conservation area need care with the outdoor unit, so we start with the siting. Commercial installs are done in business hours.
Hertsmere runs controlled parking zones in Bushey. If you live in one, tell us when you book so we can agree where the van parks, because we unload the outdoor unit close to the house.

Bushey questions
Do I need planning permission for air conditioning in Bushey?
Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a cooling-only unit, a listed building or a unit on a road-facing wall in one of Bushey's conservation areas. Applications go to Hertsmere Borough Council.
I live on the Warren Estate in Bushey Heath. What should I check?
Hertsmere has two Article 4 directions naming Warren Road, The Comyns, The Lake, Coles Green and Rose Lawn, and publishes a design guide for the estate. Ask the council what the directions cover at your address before any outside work. We plan a rear or screened position and give you the unit's size and sound data.
Can you fit air conditioning in a Victorian house off the High Street?
Yes. The outdoor unit usually goes on the back wall or a ground pad, with the pipes running straight through the wall behind the indoor unit. If your street is inside the High Street conservation area, the unit can't go on the wall facing the road without permission.
How much does air conditioning cost in Bushey?
A 2.5 kW wall unit for a bedroom or study starts at £1,850 including VAT, with a 5 m pipe run. A living room usually needs 3.5 kW, from £2,050. Two rooms on one outdoor unit start from £3,650, and four rooms from £6,500.
My air con has stopped working. Can you repair it?
Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book and price the repair in writing before any work starts. If the system is low on refrigerant, we find and fix the leak before any regas.
Do you service air conditioning for Bushey shops and offices?
Yes. An annual service starts at £119 including VAT for a home system. For businesses we service wall units and cassettes, keep F-Gas records where your system needs them and can take over from another installer. New commercial wall units start from £1,795 plus VAT.
