Air conditioning in Cheshunt

We install, service and repair air conditioning in homes and businesses across Cheshunt, from Churchgate and the Old Pond to Goffs Oak, Flamstead End, Rosedale and Turnford. Here's how the town's nursery past, its one conservation area and its new apartment quarters affect where an outdoor unit can go.

Of 39,850 households in the 2021 Census, 73 in 100 lived in a house (15 detached, 29 semi-detached, 29 terraced) and 26 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A town built on the Lea Valley nurseries

Cheshunt grew up around glasshouses. The council's Churchgate leaflet records that Adam Paul started a rose business on land behind 88 Churchgate in 1806. Nurseries and glasshouses later covered much of the land around the town. In 1950 Hertfordshire County Council made a direction that new market gardens and nursery grounds in the Cheshunt and Hoddesdon districts needed planning permission, and the council's 2013 glasshouse study says it is still in force.

The same study says the industry declined sharply in the 1980s and many glasshouses fell derelict. In the 1990s, West Cheshunt was redeveloped with around 1,100 homes on that land. The Local Plan says Cheshunt joined up several separate villages on both sides of the A10 in the later 20th century, and by 2013 most of the borough's remaining glasshouses were around Goffs Oak and west Cheshunt.

Planning: Broxbourne Borough Council

Cheshunt is in the Borough of Broxbourne, and the council's offices are at Bishops' College in Churchgate. A heat pump that heats as well as cools can often go on a house without an application, if it is no bigger than 1.5 m³ and passes the MCS 020(a) noise check of 37 dB(A) at the neighbours' windows. A semi or terrace can have one, a detached house two. Cooling-only units and listed buildings need permission. Our planning guide has the full list.

Broxbourne's Article 4 directions mostly protect business areas: since July 2023, changing shops and offices into homes, or replacing some office and light industrial buildings with flats, needs permission in selected areas. The 1950 nursery direction still applies too. None of them is aimed at air conditioning, but we check your address before we quote.

In July 2026 the government announced four unitary councils for Hertfordshire. Broxbourne is due to join East Herts in a new Eastern Hertfordshire council, with elections in May 2027 and the new council taking over on 1 April 2028. Until then, Broxbourne Borough Council decides applications.

Churchgate, Cheshunt's conservation area

The borough has six conservation areas, and Churchgate is the only one in Cheshunt. It was designated in 1968, one of the first historic centres in Britain to get that status, and has 23 listed buildings. They include the Grade I parish church of St Mary the Virgin, built between 1418 and 1448, the Green Dragon pub, the Old Parsonage of around 1500, Dewhurst School of 1640 and the Bishops' College buildings. Whit Hern Park and a stretch of the New River are inside it too.

Inside the conservation area, an outdoor unit can't go on a wall or roof facing the road without planning permission. On a listed building, any unit needs listed building consent as well. We plan these jobs around a rear position and give you the unit's size and sound data for the application.

Cheshunt Lakeside, Brookfield and Rosedale Park

Cheshunt Lakeside is a new apartment quarter north of Cheshunt station, between Windmill Lane and Cadmore Lane and next to the Lee Valley Regional Park. The council's plan is for about 1,725 homes in buildings of up to eight storeys, and the first flats have been handed to the B3Living housing association.

At Brookfield, by the A10, Brookfield Riverside has outline planning permission for a new town centre with shops, leisure, offices, a civic hub, about 250 homes and 100 assisted living homes. Brookfield Garden Village next to it is planned for up to 1,250 homes. Rosedale Park in west Cheshunt is allocated for about 790 homes on former nursery land, including the Tudor Nurseries site.

In a new block, the management company usually decides where an outdoor unit can go, often on a balcony or a flat roof. Ask for their rules before you book a survey, and we'll work to them.

Air conditioning for Cheshunt businesses

We fit and service systems in shops, cafes, salons and clinics around the Old Pond and the High Street, in offices and industrial units on the town's business estates, and in retail units at Brookfield. Ceiling cassettes suit offices with suspended ceilings. Wall units suit shops and small rooms. Commercial installs are done in business hours.

We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and regas a system once a leak has been found and fixed.

Cheshunt questions

Do I need planning permission for air conditioning in Cheshunt?

Often not for a house. A unit that also heats can be permitted development if it meets the size, position and noise limits. You need permission for a cooling-only unit, a listed building, or a unit facing the road in the Churchgate conservation area. Applications go to Broxbourne Borough Council.

My house in Rosedale was built on an old nursery site. Does that change anything?

Not for planning in itself. The things to check are the deeds and the original planning permission, because some estates have covenants or conditions about equipment on outside walls. If they're clear, a side or rear wall unit is usually a simple install.

Can I have air con in a Cheshunt Lakeside flat?

Usually, with the management company's consent first. They decide where an outdoor unit can sit, often on a balcony or roof. Permitted development allows one heat pump per block of flats, up to 0.6 m³, so a planning application may be needed if the block already has one.

How much does air conditioning installation cost in Cheshunt?

A single bedroom starts from £1,850 including VAT with a 5 m pipe run, and a living room from £2,050. Two rooms on one outdoor unit start from £3,650 and three from £5,100. The survey turns that into a fixed written price.

Do you repair and regas air con in Cheshunt?

Yes, for most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. If a system is low on refrigerant, we find and fix the leak before any regas.

Do you fit air conditioning for Cheshunt businesses?

Yes. Commercial wall units start from £1,795 plus VAT and ceiling cassettes from £2,750 plus VAT, fitted in business hours. We also service systems, keep F-Gas records and offer maintenance contracts.
