Of 62,022 households in the 2021 Census, 80 in 100 lived in a house (28 detached, 30 semi-detached, 22 terraced) and 20 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A coaching town on Ermine Street

Buntingford's High Street follows Ermine Street, the Roman road from London to York, and the town sits in the valley of the River Rib. The council's conservation area appraisal says Buntingford was an important coaching town with large numbers of inns, and that a market was licensed on the highway here in 1338.

The District Plan notes that Buntingford is the only town in East Herts without a railway, and that it serves a large rural area. The historic centre is compact. Much of the housing around it was built in the 20th century and since, in estates that wrap around the old town.

The Buntingford conservation area

The conservation area was first designated in 1968, and its boundary was reviewed in 1981 and 2000. The council adopted its current appraisal in 2016. It covers the High Street, River Green and the River Rib, and the parkland around Little Court.

There are 89 listed buildings inside it. Most are Grade II. St Peter's Church is Grade I, and the 1684 almshouses, 41 to 43 High Street and 66 High Street are Grade II*. Most of the listed buildings date from the 16th to 18th centuries, and many High Street buildings are in commercial use.

Planning: East Herts Council

Applications in Buntingford go to East Herts Council. A heat pump that also heats is often permitted development on a house if it meets every limit: not used only for cooling, no bigger than 1.5 m³, and passing the MCS 020(a) noise check of 37 dB(A) at neighbours' windows. A terraced or semi-detached house can have one, a detached house two.

Inside the conservation area, a unit can't go on a wall or roof facing the road without permission, and listed buildings always need listed building consent. On the High Street that usually means a position in the rear yard, or on a lower roof out of sight. When we checked in October 2026, the council listed no Article 4 directions for Buntingford.

In July 2026 the government announced that Hertfordshire will have four unitary councils from 1 April 2028, subject to Parliament's approval. Buntingford would be part of Eastern Hertfordshire, with the rest of East Herts, Broxbourne and Royston. Until then, East Herts Council decides applications.

Buntingford homes and what they mean for an install

Type of homeWhereWhat it means for the install
Listed houses and cottagesThe High Street and River GreenListed building consent first. Units go in rear yards, with pipe routes that avoid historic walls where possible.
Homes above shopsThe High StreetConservation area. A rear wall or flat roof keeps the unit off the street, and the shop owner or freeholder may need to agree.
20th-century housesStreets around the old townUsually outside the conservation area and often permitted development. A multi-split can cool several bedrooms from one outdoor unit.

Recent growth

The council's 2018 District Plan set at least 1,074 new homes for Buntingford, including around 160 on land north of Hare Street Road, around 280 south of Hare Street Road, around 316 east of London Road, around 236 north of Park Farm Industrial Estate, around 56 off Aspenden Road and around 26 off Longmead.

Newer homes are well insulated, so rooms in the roof and south-facing bedrooms can stay warm on summer nights. A heat pump cools them and heats them in winter.

Buntingford questions

Do I need planning permission for air conditioning in Buntingford?

Often not, outside the conservation area. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. On the High Street, you need permission for a unit facing the road, and listed buildings need listed building consent. Applications go to East Herts Council.

Can a listed house on the High Street have air conditioning?

Often, with listed building consent. We survey first, find a rear position for the outdoor unit and a pipe route that does as little harm to the building as possible, and give you the plans and product details for the application. Work starts once consent is granted.

I've bought a new home off Hare Street Road. Can I add air conditioning?

Usually, yes. New homes are often straightforward, with the outdoor unit on a side or rear wall. Some newer estates have planning conditions or covenants about external equipment, so check your deeds and we'll read the planning permission with you.

How much does it cost to cool the bedrooms?

A single bedroom starts from £1,850 including VAT. Two rooms on one outdoor unit start from £3,650 and three rooms from £5,100. A loft room or open-plan space usually needs a 5 kW unit, from £2,450.

Do you repair and service air conditioning in the villages?

Yes, across Puckeridge, Standon, Westmill, Aspenden, Cottered and the rest of the area. An annual service starts from £119 including VAT. For a repair, we confirm the cost of the visit when you book and price the work in writing before we start.
