Air conditioning in Wixams

We install, service and repair air conditioning in Wixams and the places around it: Wilstead, Elstow, Shortstown and Houghton Conquest. Almost every home in Wixams is new, which makes the install itself simple. The checks that matter happen before anyone drills a wall.

Of 74,950 households in the 2021 Census, 81 in 100 lived in a house (28 detached, 33 semi-detached, 20 terraced) and 18 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A new town still being built

Wixams is being built south of Bedford on the site of a former Second World War armaments factory. The original masterplan sets out up to 4,500 homes in four villages separated by strips of parkland, with a town centre. Village 1, next to the A6, is entirely in Bedford Borough. Bedford Borough's Local Plan describes the whole settlement as cross-boundary, with potential for 6,000 homes.

Central Bedfordshire's Local Plan adds a Wixams Southern Extension of 650 homes in Houghton Conquest parish. So the same new town has two councils, and the one that handles your planning depends on your address. Your council tax bill shows which.

Wixams station

Bedford Borough Council commissioned Network Rail to build a station at Wixams, and work began in autumn 2024. The council originally expected trains to run from the second half of 2026. Then, in April 2025, Universal announced a theme park on the former brickworks site south of Bedford, and the government is now looking at a larger four-platform station. The council says there's less activity on site while that's assessed, and no opening date is confirmed.

Before you fit air con to a Wixams new build

These are the checks that catch new-build owners out. We go through them with you at the survey, but you can start now.

  • Find the planning permission for your phase on your council's planning website and read the conditions. Some remove permitted development rights; check whether Part 14, which covers heat pumps, is included.
  • Read your transfer deed for covenants. Some need the developer's or estate company's consent before anything is fixed to an outside wall.
  • Ask your management company whether its rules cover equipment on outside walls or in front gardens.
  • Read your new-home warranty. It covers the builder's work, not changes you make later, so keep the paperwork from any install.
  • If a unit would be seen from the street, it needs more care: side and rear walls are usually the easiest positions.
  • If you're unsure, a Lawful Development Certificate confirms in writing that the work doesn't need planning permission.

Wixams homes and what they mean for an install

Type of homeWhat it means for the install
Detached housesTwo heat pumps are allowed under permitted development if each meets the limits, which gives more choice of position.
Semi-detached and terraced housesOne heat pump under permitted development. A multi-split runs two to four bedrooms from that one outdoor unit.
ApartmentsFreeholder or management company consent first. Permitted development allows one heat pump per block, up to 0.6 m³.

Why new homes get warm

New homes are built to be airtight and well insulated, which keeps the heat in during winter. On a hot week, the same insulation holds the heat in upstairs bedrooms long into the night. A 2.5 kW wall unit suits most bedrooms, and every system we fit heats as well as cools, so it also takes the chill off a room in winter.

Wilstead, Elstow, Shortstown and Houghton Conquest

We cover the places around Wixams too:

  • Elstow: a conservation area in Bedford Borough. The parish church and the Moot Hall are listed, Grade I and Grade II* respectively, so check before choosing a position.
  • Shortstown: in Bedford Borough, beside the former RAF Cardington, which closed in 2000. Its two airship sheds are Grade II* listed. Shortstown's newer homes need the same checks as Wixams.
  • Wilstead: a Bedford Borough village with no conservation area on the council's list.
  • Houghton Conquest: in Central Bedfordshire, including the planned Wixams Southern Extension.

Wixams questions

Do I need planning permission for air conditioning in Wixams?

Often not. A heating-capable unit on a house is usually permitted development if it meets the size, position and noise limits. The exception that matters in Wixams is a planning condition on your phase that removed permitted development rights. Applications go to Bedford Borough Council or Central Bedfordshire Council, depending on your address.

Will fitting air con affect my new-build warranty?

New-home warranties cover the builder's work, not alterations you make later. A careful install doesn't touch the structure beyond one sealed hole for the pipes. Read your warranty documents first, and keep the install paperwork with them.

Does my management company need to agree?

It depends on your estate's rules and your deeds. Some estates need consent for anything fixed to an outside wall or placed in a front garden. Ask your management company before the survey, and we'll give you the unit size, position and noise figures to send them.

How much does it cost to cool the bedrooms in a Wixams house?

One bedroom starts from £1,850 including VAT. Two rooms on one outdoor unit start from £3,650, three from £5,100 and four from £6,500. We size each room at the survey.

Can you service or repair a system someone else fitted?

Yes. We service and repair most brands. An annual service starts from £119 including VAT. For repairs, we confirm the cost of the visit when you book, and the repair itself is priced in writing before any work starts.
