Of 74,950 households in the 2021 Census, 81 in 100 lived in a house (28 detached, 33 semi-detached, 20 terraced) and 18 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A village of Ends that became one of the borough's largest

Wootton grew as a string of hamlets, or Ends, around the parish manors: Church End, Cause End, Hall End, Keeley Green and Bourne End among them. Its neighbourhood plan describes how they were still only loosely joined in the 1950s, and how the village never lost people in the farming depression of the late 1800s, because Bedford and Kempston were close enough to work in.

Then it grew quickly. The parish had 2,386 people in 1971 and 4,156 at the 2011 Census. Since then new estates at Fields Road South, Sherwood Drive, Berryfields and Little Wootton have been built, and the 2021 Census counted 7,565 people in the Wootton ward. Bedford Borough's Local Plan 2030 calls Wootton a key service centre, in a growth area that takes in Bedford, Kempston and the Marston Vale villages of Wootton and Stewartby.

Wootton homes and what they mean for an install

At the 2021 Census, 47% of homes in the Wootton ward were detached, 34% semi-detached, 14% terraced and 6% flats.

Type of homeWhere you'll find itWhat it means for the install
New detached and semi-detached housesFields Road South, Sherwood Drive, Berryfields and Little WoottonUsually simple: a side or rear wall, a short pipe run. Check the planning permission and deeds for conditions first.
Late 20th-century family housesThe estates between the old Ends, off Bedford Road and Hall End RoadUsually permitted development. A detached house can have two heat pumps; a multi-split covers several bedrooms.
Older red-brick and timber-framed cottagesChurch End, Cause End Road, Hall End and Keeley LaneSome are listed, so they need listed building consent. Others need care with soft old brick when we drill.
Cottages around the churchChurch Row and Church Road, in the conservation areaA rear position, out of view from the road, is the usual answer here.
FlatsThe newer developmentsFreeholder consent first. Permitted development allows one heat pump per block, up to 0.6 m³.

Planning: Bedford Borough Council

Wootton Parish Council is consulted on applications, but Bedford Borough Council decides them. A heating-capable outdoor unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³ and passes the MCS 020(a) noise check of 37 dB(A) at the neighbours' windows. Away from the conservation area it can't go on a wall facing the road above the ground floor. Our planning guide explains each rule.

Bedford Borough's two Article 4 directions cover small houses in multiple occupation in Bedford and Kempston and parts of Stewartby. Neither covers Wootton.

The Wootton conservation area

The conservation area is small. The village design statement in the neighbourhood plan describes it as the Grade I listed St Mary's Church, a 14th-century building with a lead spire seen from all over the parish, and the historic houses around it: the cemetery across Church Road, the terrace of cottages at 13 to 23 Church Row, The Pink House on Church Road, and Wootton House, a late 17th-century small country house listed Grade II*.

Eleven of the parish's 35 listed buildings are inside it. Others are out in the Ends, such as the Chequers Inn at Hall End and Deep Thatches on Keeley Lane. Inside the conservation area a unit can't go on a wall or roof facing the road without permission, and a listed building always needs listed building consent. There is no separate appraisal, so the council's map decides whether your address is in it.

Air conditioning for Wootton businesses

We fit and service systems in the shops, salons and takeaways on Folkes Road and at Yewtree Court, in surgeries, nurseries and clubhouses, and in offices and units on the Marston Vale Innovation Park. Wall units suit shops and small offices. Ceiling cassettes suit rooms with a suspended ceiling. Commercial installs are done in business hours.

We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and regas a system only once the leak has been found and fixed.

Wootton questions

Do I need planning permission for air conditioning in Wootton?

Usually not for a heating-capable unit on a house that meets the size, position and noise limits. You need permission for a cooling-only unit, a listed building, or a unit on a road-facing wall in the conservation area around St Mary's Church. Applications go to Bedford Borough Council.

I've just bought a new-build in Wootton. Can I add air conditioning?

Usually, yes. First check your planning permission for a condition removing permitted development rights, and your deeds or estate rules for covenants about equipment on outside walls. We can look at both with you before the survey. Wall units and multi-splits suit new homes well.

How much is air conditioning for a four-bedroom house?

A multi-split runs up to four indoor units from one outdoor unit. Four rooms start from £6,500 including VAT, three rooms from £5,100 and two from £3,650. Upstairs rooms in well-insulated new homes are often the ones that get warm, so we size each room at the survey.

Is my house in the Wootton conservation area?

Only if you live right by the church. It covers St Mary's, the cemetery opposite, Church Row, part of Church Road and Wootton House. Most of the village, including all the newer estates, is outside it. We check the council's map for your address before we quote.

I live in Wootton Green. Which council do I apply to?

It depends which side of the boundary you are. Wootton Green is split between Wootton parish, in Bedford Borough, and Cranfield parish, in Central Bedfordshire. Your council tax bill tells you. The heat pump rules are the same; only the council differs.

Do you repair and service existing systems in Wootton?

Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We repair most brands, whoever fitted them, and confirm the cost of the repair visit when you book. Visits are booked at least a week ahead.
