Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

Villages at the foot of the Downs

Bedfordshire Archives describes Eaton Bray as lying at the foot of the Dunstable Downs, part of the Chilterns. Eaton is thought to mean river farm, after the many small streams in the parish. The Bray part came later: the Bray family became lords of the manor in 1490. Domesday Book records 35 households, and the village was briefly the centre of a rural district council from 1894 to 1933.

The population was 583 in 1801, peaked at 1,640 in 1871, fell to 975 by 1921, then grew again to 2,585 by 2011. Totternhoe, a mile or so to the east, is made up of Lower End, Middle End and Church End, below the chalk hill known as the Knolls.

Planning: Central Bedfordshire Council

Eaton Bray and Totternhoe are in Central Bedfordshire, which handles planning for both. A heating-capable outdoor unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³ and passes the MCS 020(a) noise check of 37 dB at neighbours' windows. A semi-detached or terraced house can have one, a detached house two. Our planning guide explains each rule.

We found no Article 4 direction covering either village on the council's list. Inside a conservation area, a unit can't go on a wall or roof that fronts a road, or nearer a bordering road than the house, without permission.

The Eaton Bray conservation area

Eaton Bray's conservation area covers the old heart of the village. The official planning data puts it around the Church of St Mary on Church Lane, listed Grade I, and along the High Street, taking in listed buildings such as the White Horse and the stable and barn at Poplar Farm. Its current boundary dates from 1995.

Where an old house faces the road, a rear wall or a ground pad in the back garden is the usual answer. On a listed building we plan the pipe route with you before drilling, so it avoids old timbers and brickwork.

Totternhoe, the Knolls and Totternhoe stone

Totternhoe's conservation area is at Church End, around the Grade I Church of St Giles, with listed buildings such as Church Farmhouse, Lockington Farmhouse and the Old Farm pub, and houses on Wellhead Road. The same rules apply: nothing on a road-facing wall or roof without permission.

Above the village, the Chilterns Conservation Board describes Totternhoe Knolls as an old quarrying area with the earthworks of a motte and bailey castle from about 1170, now a scheduled monument. The hard chalk quarried here, Totternhoe clunch, was used inside Westminster Abbey and Woburn Abbey. The Knolls is a Local Nature Reserve, and the Knolls and the old pits are Sites of Special Scientific Interest.

Businesses and parking

We fit and service air conditioning in village shops, pubs, offices, surgeries and farm businesses in both parishes. Wall units suit shops and small rooms. Ceiling cassettes suit offices with suspended ceilings. Commercial installs are done in business hours.

We need to unload the outdoor unit close to the house. Tell us when you book if the lane outside is narrow or parking is tight, and we'll plan where the van goes.

Eaton Bray and Totternhoe questions

Do I need planning permission for air conditioning in Eaton Bray?

Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a listed building, a cooling-only unit, or a unit on a road-facing wall in the conservation area around the church and the High Street. Applications go to Central Bedfordshire Council.

I live in Edlesborough. Which council do I apply to?

Buckinghamshire Council, even though your postcode is LU6 like Eaton Bray's. The national heat pump rules are the same on both sides of the border, so the same size, position and noise limits apply. We check which council covers your address before we quote.

Can I fit air conditioning in a listed cottage in Totternhoe?

Often yes, with listed building consent. The usual answer is a compact outdoor unit low down at the rear, out of sight of the road, with the pipe hole placed to avoid old timbers and stonework. Some owners choose a floor console indoors instead of a wall unit. We help you put the details together for the council.

Does being near Dunstable Downs change the rules?

Not for an existing house. The Downs are in the Chilterns National Landscape, but the heat pump rules don't add a separate limit there. The conservation areas and listed buildings in each village are what usually decide whether you need to apply.

How much is air conditioning for two bedrooms?

Two rooms on one outdoor unit start from £3,650 including VAT, and three rooms from £5,100. A single bedroom starts from £1,850 with a 5 m pipe run. The survey gives you a fixed written price, and we book install days at least a week ahead.

Do you repair and service air conditioning in these villages?

Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We repair most brands, whoever fitted them, and confirm the cost of the repair visit when you book.
