Air conditioning in Caddington and Slip End
We install, service and repair air conditioning in Caddington, Slip End, Woodside and the hamlets on the ridge between Luton and Dunstable. Here's how the conservation area around The Green, the Green Belt, the airport's flight paths and an LU1 postcode that isn't Luton affect your install.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

Two villages on the ridge
Caddington and Slip End are a string of settlements along the escarpment west of Luton and south of Dunstable. Their shared neighbourhood plan describes Caddington parish as one of the largest in Bedfordshire, running from Dunstable in the north, with the A5 on its western edge and the M1 to the east. It also records the old brick industry: Caddington Blue, it says, provided the raw material for many parts of Luton.
Slip End parish takes in the village of Slip End and the hamlets of Woodside, Pepperstock and part of Aley Green. The plan suggests the name may come from the local brickworks, and notes the terraced houses of Front Street, Church Road and Summer Street. A single parish council served both villages until 2001; each has its own today.
Caddington and Slip End homes and what they mean for an install
| Type of home | Typical areas | What it means for the install |
|---|---|---|
| Older houses and cottages around the village green | The Green and the roads beside All Saints' Church | Inside the conservation area. A rear position, kept off any wall or roof facing the road. |
| Victorian brick terraces | Front Street, Church Road and Summer Street in Slip End | Small rear gardens. The outdoor unit goes on the back wall or a pad, with a short pipe run. |
| 20th-century family houses | The estates around both village centres | Usually permitted development. A side wall or ground pad, and a multi-split for several bedrooms. |
| Farmhouses and detached houses in the hamlets | Woodside, Pepperstock and Aley Green | A detached house can have two units under permitted development. Long garden runs are surveyed first. |
| New homes | Caddington Park and the former Heathfield School site | Simple installs. Check planning conditions, covenants and estate rules first. |
Planning: Central Bedfordshire Council
A heating-capable outdoor unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³ and passes the MCS 020(a) noise check of 37 dB at neighbours' windows. A semi-detached or terraced house can have one, a detached house two. Away from a conservation area, a unit can't go on a road-facing wall above the ground floor without permission. Our planning guide explains each rule.
We found no Article 4 direction covering either village on the council's list. Both parishes are in the Green Belt outside the built-up villages, and parts are in the Chilterns National Landscape. Neither changes the heat pump rules for an existing house; a conservation area or a listed building usually decides whether you need to apply.
The Caddington conservation area
Caddington's conservation area is small. The council's map, with the boundary approved on 17 May 1995, draws it around The Green, All Saints' Church (listed Grade II*) and the war memorial, with the old Heathfield Lower School site added in 1995. The neighbourhood plan protects The Green itself as a Local Green Space.
Inside the area, a unit can't go on a wall or roof that fronts a road, or nearer a bordering road than the house, without permission. Around The Green most houses face the road, so the answer is usually the rear wall or a ground pad in the back garden. Slip End has no conservation area on the council's list.
Under the airport's flight paths
London Luton Airport's own community noise reports place Caddington by the easterly arrival route. Its portable monitor on Sutton Gardens, from October 2025 to January 2026, logged 4,260 easterly arrivals, at an average of about 930 feet above the ground where they passed. The airport notes that homes there sit next to both the easterly arrival and westerly departure flight paths.
Its 2017 report put a monitor in Crawley Close, Slip End, inside the main westerly departure corridor about 4 km from the runway, with aircraft typically about 2,000 feet above the houses. If you'd rather keep the windows shut on warm summer nights, air conditioning makes that comfortable. For bedrooms, choose a quiet indoor unit; our guide to quiet air conditioning compares them.
New homes in both villages
Central Bedfordshire's Local Plan (2015 to 2035) allocates Caddington Park for about 66 homes (HAS07), with landscaping to soften views from higher ground and protect the setting of the Chilterns. The neighbourhood plan supports homes for older people and a new village hall on the former Heathfield School site, part of which is in the conservation area. If you move into a new home on either, check your planning conditions and deeds for anything about equipment on outside walls before you book.
Businesses and parking
We fit and service air conditioning in offices, workshops, shops and surgeries in both villages, and in the business units and airport-parking firms around Woodside and Slip End. Wall units suit small offices and shops. Ceiling cassettes suit offices with suspended ceilings. Commercial installs are done in business hours.
We need to unload the outdoor unit close to the house. Tell us when you book if parking outside is tight, on a terrace or by The Green, and we'll plan where the van goes.

Caddington and Slip End questions
I have a Luton postcode. Which council handles planning?
If you live in Caddington or Slip End, Central Bedfordshire Council, even though your postcode starts LU1. A few homes towards Aley Green and Pepperstock are inside Luton's boundary, so check your council tax bill. We confirm which council covers your address before we quote.
Do I need planning permission for air conditioning in Caddington?
Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a listed building, a cooling-only unit, or a unit on a road-facing wall in the conservation area around The Green. Applications go to Central Bedfordshire Council.
Will air conditioning help with aircraft noise at night?
It lets you keep the windows shut on warm nights and still sleep cool. It doesn't soundproof the house. For bedrooms we suggest a quiet indoor unit and set it up on a gentle night mode. Our quiet air conditioning guide explains what to look for.
Can you fit air conditioning in a terraced house in Slip End?
Yes. On a terrace the outdoor unit normally goes on the back wall or a small pad in the garden, with pipes straight through the wall behind the indoor unit. A single bedroom starts from £1,850 including VAT, and two rooms on one outdoor unit from £3,650.
I live in a detached house in Woodside. How many outdoor units can I have?
Up to two heat pumps on a detached house can be permitted development, if each meets the size, position and noise limits. Often one multi-split outdoor unit can serve three or four rooms instead. We survey the pipe routes and pick the simplest layout.
Do you repair and service systems in Caddington and Slip End?
Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We repair most brands, whoever fitted them, and confirm the cost of the repair visit when you book.
