Air conditioning in Bromham and Biddenham
We install, service and repair air conditioning in Bromham, Biddenham and Great Denham, the villages on the bends of the Great Ouse west of Bedford. Bromham has no conservation area and Biddenham has one of the borough's oldest, so the two villages a bridge apart follow different rules. Here's how.

Of 74,950 households in the 2021 Census, 81 in 100 lived in a house (28 detached, 33 semi-detached, 20 terraced) and 18 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A village on the hill above the river
Bromham sits mostly on high ground overlooking the Great Ouse valley, about four miles north-west of Bedford, with the A428 bypass and the river separating it from the town. Its neighbourhood plan records 4,957 people at the 2011 Census, with a high share of owner-occupiers and a housing stock that was 52% detached and 33% semi-detached.
The old village gathers around Village Road, the Green and Bromham Park, the private parkland with St Owen's Church (Grade I) and Bromham Hall (Grade II*). Down by the river are Bromham Mill, a listed water mill that now hosts a cafe and events, and Bromham Bridge, the long limestone bridge that is the parish's only scheduled monument. The part of the bridge beyond the riverbank is in Biddenham.
Bromham and Biddenham homes and what they mean for an install
| Type of home | Where you'll find it | What it means for the install |
|---|---|---|
| Detached family houses | Across Bromham and the newer streets around both villages | Plenty of room at the side or rear. A detached house can have two heat pumps under permitted development. |
| Semi-detached houses and bungalows | Across both villages | Usually permitted development, with one outdoor unit. A multi-split serves several rooms from it. |
| Listed houses and cottages | Village Road, the Green, Stagsden Road and Thistly Green in Bromham | Listed building consent is needed for anything fixed to the walls. We plan a discreet position with you first. |
| Limestone, timber-framed and thatched cottages | Main Road and Church End, Biddenham | In the conservation area. Units go out of view from the road, and we take care with the stone and render. |
| Arts and Crafts houses | Biddenham, including two by Baillie Scott | We check the national list first, then agree an outdoor unit position that leaves the front untouched. |
| New homes | Bromham's allocated sites and Great Denham | Check the planning permission for conditions and the deeds for covenants first. |
Planning in Bromham: no conservation area
Bromham isn't on Bedford Borough's list of 29 conservation areas, and the borough's two Article 4 directions don't cover it. So the standard heat pump rules apply to most homes: a heating-capable unit is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³, passes the MCS 020(a) noise check and doesn't go on a wall facing the road above the ground floor. Our planning guide explains each rule.
Listed buildings are the exception. The council's records list 28 in the parish, so if your house is one, any outdoor unit, bracket or pipe hole needs listed building consent. Bromham Parish Council is consulted on applications, and Bedford Borough Council decides them.
500 new homes under the neighbourhood plan
The Local Plan 2030 names Bromham a key service centre and asks it to find sites for 500 homes. The Bromham Neighbourhood Plan, made on 9 June 2021, allocates them: Beauchamp Park (at least 390 homes, beside the A428), the Stagsden Rise Development (at least 80) and the Old Stable Yard at Hall Farm (up to 30). It asks the developers to build in renewable and low-energy solutions.
New homes are well insulated, which keeps heat in during summer as well as winter. An air-to-air heat pump cools in summer and heats in winter, so it fits that brief. If you buy on one of these sites, check the planning permission for conditions before you plan anything on the outside walls.
Biddenham: one of the borough's first conservation areas
Biddenham, across the river, became a conservation area in December 1971, and the boundary was extended after a 2016 review. The council's appraisal describes a long village along Main Road and Church End, built of coursed limestone and timber frame, with steep thatched roofs, deep grass verges and farm courtyards. Architect-designed houses arrived in the early 20th century, including two by the Arts and Crafts architect Baillie Scott, at 17 Church End and 11 Main Road.
The appraisal says uPVC windows and solar panels that are highly visible from the street don't suit the village, and the same goes for an outdoor unit. Inside the conservation area a unit can't go on a wall or roof facing the road without permission. There are no Article 4 directions in Biddenham. The Deep Spinney estate to the north and Great Denham to the south are outside the conservation area, and Great Denham is its own parish.
Air conditioning for local businesses
We fit and service systems in village shops, cafes, surgeries, nurseries, salons, offices and clubhouses. Wall units suit small shops and offices. Ceiling cassettes suit rooms with a suspended ceiling. Commercial installs are done in business hours, and in a listed building we start with the consent.
We take over servicing from other installers, keep F-Gas records for systems that need them, and can cover several sites under one maintenance contract.

Bromham and Biddenham questions
Do I need planning permission for air conditioning in Bromham?
Usually not, unless your house is listed. Bromham has no conservation area, so a heating-capable unit that meets the size and noise limits is often permitted development, as long as it isn't on a wall facing the road above the ground floor. Applications, when needed, go to Bedford Borough Council.
Can I have two outdoor units on a detached house?
Yes, permitted development allows up to two heat pumps on a detached house, within the size and noise limits. Often one multi-split outdoor unit is the neater answer: it runs two to four indoor units, from £3,650 including VAT for two rooms and £5,100 for three.
I live in a thatched cottage in Biddenham. Can I have air conditioning?
Usually, yes, with care. Biddenham is a conservation area, so the outdoor unit goes out of view from the road, and many cottages there are listed, which means listed building consent. We keep the unit and pipes clear of the thatch and plan the pipe route through the stone or timber frame at the survey.
Is there an indoor unit that suits a period room?
Yes. A floor-standing console sits low on the wall, from £2,350 including VAT, and design-range wall units such as the Daikin Emura are a £550 upgrade. Both look less like office equipment in an older room.
Do you cover Great Denham?
Yes. Great Denham is a newer village south of Biddenham, a parish of its own, and it's also in Bedford Borough. The homes there are usually simple to fit once the deeds and planning conditions are checked.
Do you service and repair existing systems?
Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We repair most brands, whoever fitted them, and confirm the cost of the repair visit when you book. Visits are booked at least a week ahead.
