Air conditioning in Kempston
We install, service and repair air conditioning in Kempston, Kempston Rural, Great Denham, Wootton and Stewartby. Kempston joins Bedford on the map but has its own town council and its own history. Here's what that means for planning and for the homes we fit.

Of 74,950 households in the 2021 Census, 81 in 100 lived in a house (28 detached, 33 semi-detached, 20 terraced) and 18 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A town of its own, next to Bedford
Bedford Borough's Local Plan puts it plainly: Kempston may be physically joined to Bedford, but it is a community in its own right, with its own town council, library, swimming pool and the Saxon Centre at its heart.
Kempston grew from a scatter of farms and hamlets, known locally as Ends, into a town in the late 19th century. Bedfordshire Archives record Bedford Road School opening in 1889 and Kempston Urban District Council's first meeting in 1896. Kempston Barracks was completed in 1876. Its main surviving building, the Keep, is Grade II listed, and much of the old barracks site is now housing.
Kempston homes and what they mean for an install
| Type of home | Where you'll find it | What it means for the install |
|---|---|---|
| Terraced houses | The older streets towards Bedford | Outdoor unit at the rear, with pipes along the back addition. A multi-split covers two to four bedrooms from one unit. |
| Older cottages | Along the High Street and at Church End | Some are listed or in the conservation area. A rear position out of view from the road is the usual answer. |
| 20th-century estates | Hillgrounds, the former barracks land and the outer streets | Usually permitted development, with room at the side or rear for the outdoor unit. |
| New homes | West of Kempston and Great Denham | Check the planning permission for conditions and the deeds for covenants before anything goes on an outside wall. |
| Flats | Across the town | Freeholder consent first. Permitted development allows one heat pump per block, up to 0.6 m³. |
Planning: Bedford Borough Council
Kempston Town Council is consulted on applications, but Bedford Borough Council decides them. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units and listed buildings need permission. Our planning guide explains each rule.
The Kempston conservation area is small. It covers a short stretch of the High Street around Water Lane, including listed cottages and the King William IV pub. Inside it, a unit can't go on a wall or roof facing the road under permitted development. The Church of All Saints at Church End, by the river, is Grade I listed.
Bedford Borough's Article 4 direction for Kempston and Bedford, in force since November 2020, only covers turning a house into a small house in multiple occupation. It doesn't affect air conditioning.
Great Denham, Kempston Rural, Wootton and Stewartby
All of these are in Bedford Borough too, so the same council handles planning:
- Great Denham: newer homes to the west of Kempston, usually simple to fit once the deeds are checked.
- Kempston Rural: the small settlements of Box End, Gibraltar Corner and Wood End, and Kempston Hardwick, where the old brick pits now hold ponds rich in wildlife.
- Wootton: has its own conservation area around the old village.
- Stewartby: built from the 1920s as an estate village for London Brick Company workers. It's a conservation area, and a 1987 Article 4 direction removes some permitted development rights in parts of it, so we check your address first.
Air conditioning for Kempston businesses
We fit and service systems in shops, offices, clinics, salons and takeaways around the Saxon Centre and the parades on Bedford Road and Bunyan Road, and in business units around the town. Wall units suit shops and small offices. Ceiling cassettes suit rooms with a suspended ceiling.
Commercial installs are done in business hours. We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and regas a system once a leak has been found and fixed.

Kempston questions
Who handles planning for air conditioning in Kempston?
Bedford Borough Council. Kempston Town Council is consulted, but the borough council decides. Most heating-capable units on houses are permitted development if they meet the size, position and noise limits, so many installs need no application at all.
Can I have air conditioning in a Kempston terrace?
Yes. The outdoor unit usually goes at the rear, on the wall or a ground pad, with pipes run through the back rooms. A multi-split runs two rooms from one outdoor unit from £3,650 including VAT, and three rooms from £5,100.
Is my house in the Kempston conservation area?
Probably not, because it's small: a stretch of the High Street around Water Lane. Bedford Borough Council publishes a map. If you are inside it, a unit can't go on a wall facing the road without permission. We check before we quote.
Do you cover Stewartby and Wootton?
Yes. Both are in Bedford Borough and both have conservation areas. Parts of Stewartby are also covered by an Article 4 direction, so we check your address against the council's map before suggesting a position for the outdoor unit.
My air con is leaking water indoors. Can you fix it?
Usually, yes. A blocked drain or a badly sloped pipe is a common cause. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. We repair most brands, whoever fitted them.
How much is a service for an existing system?
An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. For businesses, we keep F-Gas records for systems that need them and offer maintenance contracts.
