Air conditioning in Clapham, Bedford
We install, service and repair air conditioning in Clapham, Oakley and Milton Ernest, the villages along the Great Ouse and the A6 north of Bedford. Clapham's homes range from cottages on the High Street to The Glebe, and part of the village floods. Here's what that means for an install.

Of 74,950 households in the 2021 Census, 81 in 100 lived in a house (28 detached, 33 semi-detached, 20 terraced) and 18 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A riverside village with a Saxon tower
Clapham lies on the bank of the Great Ouse about four miles north of Bedford, and its neighbourhood plan traces the manor back to the 10th century. The church of St Thomas of Canterbury is listed Grade I. Bedfordshire Archives date its rubble-stone tower to just before or just after the Norman Conquest; the rest of the church was largely rebuilt in the 1860s.
The village runs from south-east to north-west between the river and railway on one side and farmland on the other. Clapham Park, a large country house, was built in 1872 by James Howard, MP for Bedford. To the north is Twinwood, the old airfield from which Glenn Miller took off on his last flight, now home to the Glenn Miller Museum and Twinwood Business Park. The Clapham ward had about 4,500 people at the 2021 Census.
Clapham homes and what they mean for an install
At the 2021 Census, 46% of homes in the Clapham ward were semi-detached, 20% detached, 17% terraced and 8% flats. The neighbourhood plan describes how each part of the village was built.
| Type of home | Where you'll find it | What it means for the install |
|---|---|---|
| Victorian terraces and cottages | The High Street and The Warren | Many front straight onto the road with no off-street parking. The outdoor unit goes at the rear, and we plan the van's spot. |
| 1930s houses with long back gardens | The Close and Highbury Grove | Plenty of room at the rear for the outdoor unit and a short pipe run. |
| 1950s semi-detached houses | The Mount Pleasant Road loop around the playing field | Usually permitted development. A side wall or ground pad, and a multi-split for two or three bedrooms. |
| 1960s estate | The 'horse' estate, north-east of the old village | About 200 homes, including affordable housing. Rear positions usually work well. |
| 1990s houses, some of three storeys | The Glebe, about 300 homes to the north-west | Top-floor rooms get warm. Above the ground floor, the unit can't face the road, so we use a side or rear wall. |
| Bungalows, flats and mobile homes | Princess Street, The Close, Bents Close and two mobile home sites | Flats need the freeholder's consent; mobile homes need the site owner's say. We check both before we quote. |
Planning: Bedford Borough Council
Clapham Parish Council is consulted on applications, and Bedford Borough Council decides them. Clapham has no conservation area, and neither of the borough's two Article 4 directions covers it. So a heating-capable unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³, passes the MCS 020(a) noise check and isn't on a wall facing the road above the ground floor. Our planning guide explains each rule.
The neighbourhood plan lists six listed buildings in the village: the church (Grade I), and Clapham Park House, Clapham Park Farmhouse, the lodge to Clapham Park, the Horse and Groom and Woodlands Lodge (all Grade II). These need listed building consent for an outdoor unit or a pipe hole.
500 new homes at Milton Hill
The Local Plan 2030 names Clapham a key service centre and asks for 500 new homes. The Clapham Neighbourhood Development Plan, made on 4 July 2022, puts them on land at Milton Hill, with a two-hectare site for a new primary school, focuses the mix on smaller homes of one to three bedrooms, and supports housing for older people.
New homes are well insulated, so upstairs rooms can stay warm long into a summer evening. When you buy one, check the planning permission for conditions about outside equipment before you book a survey.
Oakley and Milton Ernest
Both villages are rural service centres in the Local Plan, and both are in Bedford Borough:
- Oakley (MK43): about 2 km west of Clapham across the A6, with one of the limestone bridges over the Great Ouse built in the turnpike era. College Farm is in the same flood warning area as Clapham's High Street.
- Milton Ernest (MK44): about 4 km north. Milton Ernest Hall, built in 1854 to 1858, is the only complete country house by the Victorian architect William Butterfield and is listed Grade I.
- Neither village is on the council's list of conservation areas, but listed buildings in both need consent.
Air conditioning for Clapham businesses
We fit and service systems in High Street shops, the surgery, pubs and cafes, and in offices and units on Twinwood Business Park. Wall units suit shops and small offices. Ceiling cassettes suit rooms with a suspended ceiling. Commercial installs are done in business hours.
We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and regas a system only after the leak has been found and fixed.

Clapham questions
Do I need planning permission for air conditioning in Clapham?
Usually not, if the unit heats as well as cools and meets the size, position and noise limits. Clapham has no conservation area, so the main exceptions are the six listed buildings and units on a wall facing the road above the ground floor. Applications go to Bedford Borough Council.
I live on the High Street. Where would the outdoor unit go?
At the rear, on the wall or on brackets. Many High Street homes front straight onto the road and part of the street is in a flood warning area, so we keep the unit at the back and off the ground. With no off-street parking, we plan where the van unloads when you book.
My house on The Glebe has three floors. Can you cool the top floor?
Yes. A wall unit for one bedroom starts from £1,850 including VAT, and a multi-split runs two rooms from one outdoor unit from £3,650. The outdoor unit goes on a side or rear wall, since it can't face the road above the ground floor without permission.
Can you fit air conditioning in a mobile home?
Often, yes, but the site owner's rules come first, as many park sites control what goes on the outside of a home. Ask the site owner, then we check the base and the position for the outdoor unit at the survey.
Do you cover Oakley and Milton Ernest?
Yes. Both are in Bedford Borough, so the same council handles planning. Neither has a conservation area, but both have listed buildings, including Milton Ernest Hall. We check your address before we quote.
Do you service and repair existing systems?
Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We repair most brands, whoever fitted them, and confirm the cost of the repair visit when you book. Visits are booked at least a week ahead.
