Air conditioning in Potton and the villages nearby

We install, service and repair air conditioning in Potton and the villages of Bedfordshire's north-east corner: Wrestlingworth, Cockayne Hatley, Sutton and Everton. Here's what the Market Square, the conservation area and the area's many old buildings mean for where an outdoor unit can go.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A small market town rebuilt in brick

Potton is a small market town east of Sandy, close to the Cambridgeshire border. Bedfordshire Archives records a fire on 14 August 1783 that destroyed The George inn, and its histories of the houses on the Market Square suggest some were rebuilt or repaired in the years after it. Several of them are listed today, most in brick with older work behind.

Beyond the square, the streets around St Mary's church and the roads out of town mix older cottages, Victorian terraces and 20th-century family homes, with newer houses on the edges. Many homes here are older than they look from the front, so we always look at the walls and the roof before planning a pipe route.

Potton homes and what they mean for an install

Type of homeTypical areasWhat it means for the install
Listed houses and shopsThe Market Square and the old centreListed building consent, and planning permission for any outdoor unit. A rear yard or garden, out of view, is the usual answer.
Older houses in the conservation areaThe town centre and the streets just off itPermitted development can still apply, but never on a wall or roof facing the road. We check the council's map first.
20th-century family homesThe roads leading out of the centreUsually permitted development. A multi-split serves two to four bedrooms from one outdoor unit at the side or rear.
Village cottages and farmhousesWrestlingworth, Sutton, Everton and Cockayne HatleyOften listed or in a village conservation area. Ground-level units at the rear, with careful pipe routes through old walls.

Planning: Central Bedfordshire Council

Potton is in Central Bedfordshire, so planning applications go to Central Bedfordshire Council, not Potton Town Council. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units, listed buildings and units on road-facing walls in a conservation area need permission. Our planning guide explains each rule.

The Potton conservation area covers the old centre around the Market Square. The council's appraisal of it dates from 2009. None of the council's current Article 4 directions cover Potton, but listed buildings always need listed building consent for an outdoor unit or new holes through their walls.

If you're not sure whether your home is in the conservation area, the council has an online map and a postcode search. We check your address before we quote, and if a position is borderline we suggest a Lawful Development Certificate, which confirms in writing that the work doesn't need permission.

The villages of the north-east corner

Potton is the town for a cluster of small villages close to the county border. Planning goes to Central Bedfordshire Council in all of them, and three have their own conservation area on the council's list:

  • Wrestlingworth: south-east of Potton, with its own conservation area
  • Cockayne Hatley: a small village on the border, with no conservation area of its own
  • Sutton: south-west of Potton, with a conservation area around its old centre
  • Everton: on the Greensand Ridge north-west of Potton, with no conservation area of its own
  • Tempsford: north on the A1, with two conservation areas, Church End and Langford End

Air conditioning for Potton businesses

We fit and service systems in shops, cafes, pubs, salons and offices on and around the Market Square, and in workshops and farm offices in the villages. Many premises on the square are listed or in the conservation area, so we agree the outdoor unit's position and any consents before we book the install.

Commercial installs are done in business hours. We take over servicing from other installers and carry out F-Gas leak checks on systems that need them.

Potton questions

Do I need planning permission for air conditioning in Potton?

Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a listed building, a cooling-only unit, or a unit on a road-facing wall in the Potton conservation area. Applications go to Central Bedfordshire Council.

Can you fit air con in a listed house on the Market Square?

Yes, with consent first. You'll need listed building consent for the outdoor unit and the pipe route, and usually planning permission too. We plan a position in the rear yard or garden and a route that avoids damaging old fabric, and give you the details for the application before we book the install.

Is there an option that doesn't go high on the wall of an old cottage?

Yes. A floor-standing console sits low on the wall, near the floor. It suits cottage rooms with low ceilings and beams, and loft rooms with sloping ceilings. A 2.5 kW console starts from £2,350 including VAT.

How much does it cost to cool two bedrooms?

Two rooms on one outdoor unit start from £3,650 including VAT, and three rooms from £5,100. A single bedroom starts from £1,850 with a 5 m pipe run, usually fitted in a day. The survey turns this into a fixed written price.

Do you repair and service air con in Potton?

Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit.

Do you cover Gamlingay?

No. Gamlingay is in Cambridgeshire, which is outside our area. We cover Potton and every village on the Bedfordshire side of the border, including Wrestlingworth, Cockayne Hatley, Sutton and Everton.
