Air conditioning in Flitwick
We install, service and repair air conditioning in Flitwick and the villages around it, from Westoning and Harlington to Greenfield, Pulloxhill and Steppingley. Flitwick itself has no conservation area, so most homes here are straightforward. Here's what to check first.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

From a village of 1,000 to a railway town
Flitwick was a small village for most of its history. The town council says it had about 1,000 residents in 1906 and has over 14,000 today. The railway is the reason. Flitwick station opened on 2 May 1870, and Bedfordshire Archives record that the line split the old village in two.
It still does. Central Bedfordshire's Local Plan describes a town centre divided by the main line into two poorly connected halves. For an install, it means most Flitwick homes are 20th and 21st-century houses on estates either side of the railway, with a few older buildings near the church and the manor.
Flitwick homes and what they mean for an install
| Type of home | Where you'll find it | What it means for the install |
|---|---|---|
| Newer estates | Off Steppingley Road and the edges of town | Usually the simplest installs. Check the planning permission and the deeds before anything goes on an outside wall. |
| Post-war and later semis and detached homes | Estates either side of the railway | Usually permitted development. A multi-split cools two to four bedrooms from one outdoor unit at the side or rear. |
| Older cottages and farmhouses | Church Road, Dunstable Road and the old village | A handful are listed. Listed homes need listed building consent before any unit is fitted. |
| Flats | Smaller blocks across the town | Freeholder consent first. Permitted development allows one heat pump per block, up to 0.6 m³. |
Planning: Central Bedfordshire Council
Flitwick has a town council, but planning applications go to Central Bedfordshire Council. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units and listed buildings need permission. Our planning guide explains each rule.
Flitwick isn't on the council's list of conservation areas, and none of the council's Article 4 directions covers the town. That rules out the most common reason for refusal in older towns. Flitwick does have listed buildings: the Church of St Peter and St Paul is Grade I, and Flitwick Manor on Church Road is Grade II*, set in a registered park. If yours is listed, permission is always needed.
New homes in Flitwick
The town is still growing. The Local Plan allocates land south west of Steppingley Road for 216 homes and a site next to Flitwick Garden Allotments for 35. An earlier plan, from 2011, allocated land at Steppingley Road and Froghall Road.
New homes are well insulated, so upstairs bedrooms can stay warm long after a hot day. They're also easy to fit. Before we quote, check two things: whether the planning permission for your estate removed permitted development rights, and whether the deeds or a management company restrict equipment on outside walls.
Westoning, Harlington, Greenfield, Pulloxhill and Steppingley
These villages are all in Central Bedfordshire, so the same council handles planning. What differs is the conservation areas:
- Harlington: has a conservation area. The Local Plan also allocates land west of the railway for 435 homes and land west of Sundon Road for 154.
- Pulloxhill: has a conservation area around the old village.
- Steppingley: has a conservation area, with a council appraisal from 2005.
- Westoning: no conservation area on the council's list. The Local Plan allocates land off Flitwick Road for 135 homes and West View Farm for 85.
- Greenfield: no conservation area of its own. Nearby Flitton has one, so check the map if you live between the two.
Air conditioning for Flitwick businesses
We fit and service systems in shops, offices, clinics, salons and cafes, and in offices on the town's industrial estates. Wall units suit shops and small offices. Ceiling cassettes suit rooms with a suspended ceiling. Commercial installs are done in business hours.
We also take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and regas a system once a leak has been found and fixed.

Flitwick questions
Do I need planning permission for air conditioning in Flitwick?
Usually not for a unit that also heats, as long as it meets the size, position and noise limits. Flitwick has no conservation area, which keeps things simpler. You still need permission for a listed building, a cooling-only unit, or a home whose planning permission removed permitted development rights. Applications go to Central Bedfordshire Council.
I've just bought a new build in Flitwick. Can I fit air con?
Usually, yes. Check your deeds for covenants about outside equipment, and ask whether your estate's planning permission removed permitted development rights. If a management company looks after the estate, it may need to agree too. We help you check at the survey.
How much is air con for two bedrooms in Flitwick?
Two bedrooms on one outdoor unit start from £3,650 including VAT. Three rooms start from £5,100. A single bedroom on its own starts from £1,850 with a 5 m pipe run, usually fitted in a day.
I live in Harlington's conservation area. What changes?
Inside a conservation area, a unit can't go on a wall or roof facing the road under permitted development. A rear or side position, out of view, usually works. Listed homes need listed building consent as well.
My air con has stopped working. Can you repair it?
Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. If it's low on refrigerant, we find and fix the leak before any regas.
Do you service air conditioning for Flitwick businesses?
Yes. We service shops, offices and clinics, keep F-Gas records for systems that need them, and offer maintenance contracts. A new commercial wall unit starts from £1,795 plus VAT.
