Air conditioning in Ampthill

We install, service and repair air conditioning in Ampthill and the villages around it, from Maulden and Clophill to Millbrook, Marston Moretaine and Cranfield. Ampthill has a large conservation area and many listed houses, so the outdoor unit's position matters more here than in most towns.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A market town on the Greensand Ridge

Ampthill grew where the roads from Bedford, Dunstable, Woburn and Shefford meet, and its centre is still those four streets around the Market Place. The council describes a large conservation area that takes in Church Square, with almshouses that partly date from the 15th century, and Church Street with its fine historic houses, including Avenue House.

Many of the listed buildings are red-brick town houses from the 17th and 18th centuries, with old inns such as the White Hart and the Old King's Head. Later streets and estates spread out beyond the centre. Close by are Ampthill Park, which the council credits largely to Capability Brown, and the ruins of Houghton House.

Planning: Central Bedfordshire Council

Ampthill has a town council, but planning applications go to Central Bedfordshire Council. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units need permission everywhere. Our planning guide explains each rule.

Inside the Ampthill conservation area, a unit can't go on a wall or roof facing the road under permitted development. Listed buildings always need planning permission and listed building consent, whatever the position. The council's appraisal of the conservation area dates from April 2005, and its planning team can tell you whether extra controls apply to your address.

None of the council's Article 4 directions covers Ampthill or the villages on this page.

Ampthill homes and how we approach them

Type of homeWhere you'll find itHow we approach it
Listed town housesChurch Street, Woburn Street, Dunstable Street, Bedford StreetConsent first. We plan a hidden outdoor position, often low in a rear yard, and the shortest neat pipe route.
Unlisted homes in the conservation areaThe streets around the Market PlaceA rear or side wall, out of view from the road, is usually permitted development.
Later 20th-century and newer homesOutside the old centreUsually straightforward. A multi-split serves several bedrooms from one outdoor unit.
Rooms with shutters, panelling or deep window seatsOlder houses throughoutA floor-standing console sits low on the wall where a high wall unit would look wrong.

Maulden, Clophill, Millbrook, Lidlington, Marston Moretaine and Cranfield

All of these are in Central Bedfordshire too. Their planning positions differ:

  • Maulden: has a conservation area. The Local Plan allocates three small sites, on Clophill Road and Silsoe Road.
  • Clophill: has a conservation area, with a council appraisal from 2008.
  • Millbrook: has a conservation area, with a council appraisal from 2010.
  • Lidlington and Marston Moretaine: no conservation area on the council's list. The Marston Vale New Villages, allocated for about 5,000 homes, are planned nearby.
  • Cranfield: no conservation area on the council's list, so most homes are simple to fit.

Air conditioning for Ampthill businesses

We fit and service systems in shops, cafes, restaurants, offices and clinics in the town centre and on the industrial estates around Ampthill. Shops in listed buildings or the conservation area need care with the outdoor unit, so we sort out the siting and paperwork before fixing a date.

Commercial installs are done in business hours. We take over servicing from other installers and offer maintenance contracts for one site or several.

Ampthill questions

Do I need planning permission for air conditioning in Ampthill?

It depends where you live. Outside the conservation area, a heating-capable unit on a house is often permitted development. Inside it, a unit can't go on a wall facing the road without permission. Listed buildings always need planning permission and listed building consent. Applications go to Central Bedfordshire Council.

My house on Church Street is listed. Can I still have air con?

Often, yes, with consent. We look for a position that can't be seen from the street, plan a pipe route that avoids historic features, and give you the drawings and details for the application. Work only starts once consent is granted.

Is there a less visible indoor unit for a period room?

Yes. A floor-standing console sits low on the wall, from £2,350 including VAT for 2.5 kW. Design range wall units, such as the Daikin Emura, add from £550. Both suit rooms where a standard white wall unit would stand out.

Do you cover Maulden, Clophill and Cranfield?

Yes. All three are in Central Bedfordshire. Maulden and Clophill have conservation areas, so we check whether your home is inside one before we quote. Cranfield has none on the council's list.

My system isn't heating or cooling properly. Can you help?

Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. An annual service, from £119 including VAT, helps stop problems coming back.

Can you fit air conditioning in a shop on the Market Place?

Yes, with planning checked first, because many buildings there are listed or in the conservation area. A commercial wall unit starts from £1,795 plus VAT and is fitted in business hours.
