Air conditioning in Marston Moretaine
We install, service and repair air conditioning in Marston Moretaine, Lidlington, Brogborough and the villages of the Marston Vale. Most homes here are recent, on estates where neighbours are close, so the checks that matter are the deeds, the estate rules and the noise at next door's window.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A vale village that has almost doubled
The council spells the parish Marston Moreteyne. It counted 3,685 people at the 2001 Census, 4,556 in 2011 and 7,072 in 2021, an increase of 55% in ten years. Most of that growth came from new estates built around the old village.
The vale itself was one of England's brickmaking districts in the 20th century, dug for clay around Marston and Stewartby. Today the area is the Forest of Marston Vale, 61 square miles between Bedford and Milton Keynes where tree cover has risen from 3.6% in 1991 to 16.9%. Its Forest Centre is on Station Road in the village.
Listed buildings in the old village
The old village's listed buildings include two of the highest grade. These are the best known, from Historic England's list.
| Building | Grade |
|---|---|
| Parish Church of St Mary the Virgin | Grade I |
| The church's tower, which stands apart from the church | Grade I, listed separately |
| Moat Farmhouse | Grade II* |
Any listed building needs listed building consent for an outdoor unit, wherever it goes.
Planning: Central Bedfordshire Council
Planning applications go to Central Bedfordshire Council. A heating-capable outdoor unit on a house is often permitted development if it isn't used only for cooling, is no bigger than 1.5 m³, isn't on a road-facing wall above the ground floor and passes the noise check. A semi-detached or terraced house can have one, a detached house two. Our planning guide explains each rule.
Marston Moretaine isn't on the council's list of conservation areas, and we found no Article 4 direction covering the village. On a new estate, the planning permission for your phase matters more: some conditions remove permitted development rights, and some deeds need the developer's consent.
How we plan an install on a Marston Moretaine estate
Check the paperwork
Before the survey, look up the planning permission for your development and read your deeds. We'll tell you what to look for: conditions on Part 14 rights, covenants on outside walls, and estate company rules.
Measure the distance to next door
Permitted development needs the unit to pass the MCS 020(a) noise check: 37 dB(A) at the nearest neighbour's window. On a tight estate, a few metres and a barrier can make the difference, so we measure it at the survey.
Pick a quiet unit and a quiet spot
We choose an outdoor unit with a low sound power rating, and a position away from bedroom windows on both sides: a side wall, a back wall or a ground pad.
Run the pipes out of sight
Indoors, the pipes go straight through the wall behind the unit, so there's no trunking in the room. Outside, any run is kept short and neat.
Leave you the paperwork
You get the install paperwork to keep with your new-home documents, and the unit's noise figures if the estate company asks for them.
The Marston Vale New Villages
Central Bedfordshire's Local Plan allocates land west of Marston Moretaine, north of Lidlington and east of Brogborough for up to 5,000 homes in a series of up to four new villages, with a business park of at least 40 hectares. It is bounded by the A421 to the north and the Marston Vale railway to the south. The council says it will be built in phases over several years.
The Local Plan also allocates 63 homes on Wood End Lane in the village. The council is now preparing a new Local Plan, and consulted in summer 2026 on sites put forward for it. The parish council said it would object, especially to sites north of the A421.
Lidlington, Brogborough, Stewartby and Millbrook
We cover the villages around Marston Moretaine too. Their councils differ:
- Lidlington and Brogborough: Central Bedfordshire, with no conservation area on the council's list. Both sit beside the land for the new villages.
- Stewartby: the London Brick Company's village, in Bedford Borough. It's a conservation area with an Article 4 direction from 1987, so we check your address before suggesting a position.
- Millbrook: Central Bedfordshire, with its own conservation area.
- Cranfield and Ampthill: the larger villages either side, each with its own page.

Marston Moretaine questions
Do I need planning permission for air conditioning in Marston Moretaine?
Usually not, for a heating-capable unit on a house that meets the size, position and noise limits. The village has no conservation area on the council's list. What to check is the planning permission for your estate, in case a condition removed permitted development rights. Applications go to Central Bedfordshire Council.
My neighbour's house is very close. Will the outdoor unit be too loud?
That's the check that matters most on a new estate. Permitted development needs 37 dB(A) or less at the neighbour's nearest window, worked out with the MCS 020(a) method. We measure the distance at the survey and pick a quiet unit and position. A premium range unit, quieter and more efficient, adds from £250 including VAT.
How much is air conditioning for the bedrooms in a new-build house?
One bedroom starts from £1,850 including VAT. Two rooms on one outdoor unit start from £3,650, three from £5,100 and four from £6,500. A multi-split keeps it to one outdoor unit, which matters on a semi or terrace where permitted development allows only one.
Will the Marston Vale New Villages change anything for my install?
Not for an existing home. The new villages are a separate development west of Marston Moretaine, to be built in phases. If you buy a home in them later, check that phase's planning conditions and estate rules before fitting an outdoor unit.
Do you cover Stewartby?
Yes. Stewartby is in Bedford Borough, not Central Bedfordshire. It's a conservation area, and an Article 4 direction from 1987 removes some permitted development rights in parts of it, so we check your address with the council's map before we suggest a position.
Can you service or repair a system someone else fitted?
Yes. We service and repair most brands. An annual service starts from £119 including VAT. For repairs, we confirm the cost of the visit when you book, and the repair itself is priced in writing before any work starts. Visits are booked at least a week ahead.
