Air conditioning in Shefford

We install, service and repair air conditioning in Shefford and the villages around it, from Clifton and Campton to Meppershall, Haynes and Southill. Here's how the town's old High Street, its conservation area and its riverside streets affect where an outdoor unit can go.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.

In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A market town where five roads cross two rivers

Shefford Town Council traces the town to the five roads that meet here and the ford across the Rivers Hit and Flit. A charter of 1225 allowed a market, and a royal charter of 1312 added a fair that is still held in the street every October. In the 1820s a canal link to the River Ivel briefly made Shefford an inland port, and the poet Robert Bloomfield spent his last years in the town before his death in 1823.

The result is a compact old centre along the High Street and North Bridge Street, with newer housing on the roads leading out of town. Shefford and Clifton have grown into each other, and the council's Local Plan treats their built-up areas as already joined.

Timber frames behind brick fronts

Many of Shefford's old buildings are older than they look. Historic England's entry for the White Hart on North Bridge Street describes a timber-framed inn of around 1600, refronted in red brick in the 19th century, with a carriage entrance at the side. Nearby, 6 and 8 North Bridge Street began as a 16th-century timber-framed house and were reworked in brick in the early 19th century.

Historic England lists 33 entries in Shefford parish, most of them on the High Street and North Bridge Street. They include the Catholic Church of St Francis of Assisi, listed Grade II*, and the parish church of St Michael and All Angels. In a listed building, the pipe route through old walls and timber matters as much as the outdoor unit, so we plan both at the survey.

Planning: Central Bedfordshire Council

Shefford is in Central Bedfordshire, a unitary council since 2009, so planning applications go to Central Bedfordshire Council. Its offices are at Priory House in Chicksands, just outside the town. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units, listed buildings and units on road-facing walls in a conservation area need permission. Our planning guide explains each rule.

The Shefford conservation area was first designated in 1971 and reviewed in 2001. The council's 2010 appraisal extended it at the western edge to take in the Methodist church. None of the council's current Article 4 directions cover Shefford, but you can check any address on the council's online conservation area map, and we check it too before we quote.

The council's Local Plan, adopted in 2021, adds about 72 homes at Line Field, with land for a new school if one is needed. New homes like these often come with planning conditions, so we read the permission before fixing an outdoor unit.

Villages around Shefford

We cover the villages around the town too. Planning goes to Central Bedfordshire Council in all of them, and several have their own conservation area or neighbourhood plan:

  • Clifton: joined to Shefford on its eastern side, with its own conservation area and a neighbourhood plan adopted in December 2024
  • Campton and Chicksands: one parish, with a neighbourhood plan adopted in 2021. Robert Bloomfield is buried at Campton
  • Meppershall: a village with its own conservation area, just south of the town
  • Haynes: the Haynes (Church End) conservation area and a neighbourhood plan adopted in 2021; MK45 postcodes
  • Southill: a conservation area in the village, north of Shefford; SG18 postcodes

Air conditioning for Shefford businesses

We fit and service systems in shops, cafes, pubs, salons, clinics and offices, on the High Street and on business sites around the town. Many High Street premises are listed or in the conservation area, so we agree the outdoor unit's position and any consents before we book the install.

Commercial installs are done in business hours. We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and can regas a system once a leak has been found and fixed.

Shefford questions

Do I need planning permission for air conditioning in Shefford?

Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a listed building, a cooling-only unit, or a unit on a road-facing wall in the Shefford conservation area. Applications go to Central Bedfordshire Council.

Can you fit air con in a listed building on the High Street?

Yes, with consent first. Listed buildings need listed building consent for the outdoor unit and the pipe route, and usually planning permission too. Many Shefford buildings are timber framed behind a brick front, so we plan a route that avoids cutting through old timbers and give you the details for the application before we book the install.

My house is near the river. Is that a problem?

No, but we site the unit with care. Several streets near the Flit and the Hit are in an Environment Agency flood warning area. There we mount the outdoor unit on a raised wall bracket instead of a ground pad, and keep the electrics above the likely water level.

How much does air conditioning cost for two bedrooms in Shefford?

Two rooms on one outdoor unit start from £3,650 including VAT, and three rooms from £5,100. A single bedroom starts from £1,850 with a 5 m pipe run, usually fitted in a day. The survey turns this into a fixed written price.

Do you repair and service air con in Shefford?

Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit.

Do you cover Clifton, Campton and Meppershall?

Yes, and the villages around them. Planning in all of them goes to Central Bedfordshire Council. Clifton and Meppershall have their own conservation areas, so we check whether your home is inside one before we quote.
