Air conditioning in Biggleswade
We install, service and repair air conditioning in Biggleswade and the villages around it, from Langford and Upper Caldecote to Northill, Dunton and Sutton. Here's how the old town centre, the newer estates and the homes still to come affect where an outdoor unit can go.

Of 120,755 households in the 2021 Census, 86 in 100 lived in a house (29 detached, 34 semi-detached, 23 terraced) and 12 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

A river town on the A1 and the main line
Biggleswade sits where the River Ivel, the A1 and the East Coast Main Line run side by side. The old town grew up around the Market Square and the river crossing, and the railway and the road brought steady growth from the 19th century on. Biggleswade Common, the open land to the north-east, still frames the edge of the town.
That gives three main kinds of home: older brick terraces and villas in and around the centre, 20th-century family houses on the roads out of town, and large modern estates, mostly on the east side towards Potton Road and Baden Powell Way. More are coming, so a lot of our work here is in homes less than 25 years old.
Biggleswade homes and what they mean for an install
| Type of home | Typical areas | What it means for the install |
|---|---|---|
| Older terraces and shops | The Market Square, High Street, Shortmead Street and the streets near the river | Often inside the conservation area. The outdoor unit goes at the rear or in a yard, never on a wall facing the road without permission. |
| 20th-century semis and bungalows | The roads leading out of the centre | Usually permitted development. One outdoor unit at the side or rear can run two to four rooms with a multi-split. |
| Modern estates | The east side of town, off Potton Road and Baden Powell Way | Simple pipe routes and sound walls. Check the planning permission and the deeds for rules on external equipment first. |
| Flats | The town centre and newer blocks near the station | Freeholder consent first. Permitted development allows one heat pump per block, up to 0.6 m³. |
Planning: Central Bedfordshire Council
Biggleswade is in Central Bedfordshire, so planning applications go to Central Bedfordshire Council, not the town council. A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. Cooling-only units, listed buildings and units on road-facing walls in a conservation area need permission. Our planning guide explains each rule.
The Biggleswade conservation area covers the historic centre, and the council publishes an appraisal and a plan of its boundary. None of the council's current Article 4 directions cover Biggleswade. Its list names Toddington, Husborne Crawley, Fairfield, Wrest Park, Lower Sundon and a site at Heath and Reach, none of them near the town.
The town also has its own neighbourhood plan, adopted in October 2022. The council uses it alongside its Local Plan when it decides applications in Biggleswade, and it has a policy for development in the conservation area.
Where Biggleswade is growing
The council's Local Plan sets out a new village east of Baden Powell Way, with around 1,500 homes, a school, shops and new parkland beside Biggleswade Common. It also includes land north of Biggleswade for 401 homes. Both will be built in phases over several years.
Earlier, the council allocated land at Potton Road for 330 homes, with a development brief adopted in 2014. New homes like these are well insulated, which keeps them warm in winter but can leave upstairs bedrooms hot in summer. They're usually the simplest homes to fit, once we've read the planning conditions.
Villages around Biggleswade
We cover the villages around the town too. Planning goes to Central Bedfordshire Council in all of them. Several have their own conservation area on the council's list:
- Langford: a large village south of the town along the Ivel. It isn't on the council's list of conservation areas, so most homes follow the normal permitted development rules
- Upper Caldecote: west of the A1, between the town and Northill, with no conservation area of its own
- Northill and Ickwell: two neighbouring villages, each with its own conservation area and appraisal
- Dunton: east of the town towards the Cambridgeshire border, with no conservation area of its own
- Sutton: north-east of the town, with a conservation area around its old centre
- Southill and Old Warden: estate villages to the west, both with conservation areas
Air conditioning for Biggleswade businesses
We fit and service systems in shops, cafes, salons, clinics and offices on the High Street and the Market Square, and in offices and trade counters on business parks such as Stratton. Ceiling cassettes suit offices with suspended ceilings. Wall units suit shops and smaller rooms.
Commercial installs are done in business hours. We take over servicing from other installers, carry out F-Gas leak checks on systems that need them, and can regas a system once a leak has been found and fixed.

Biggleswade questions
Do I need planning permission for air conditioning in Biggleswade?
Often not. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for a listed building, a cooling-only unit, or a unit on a road-facing wall in the Biggleswade conservation area. Applications go to Central Bedfordshire Council.
I live in a new-build on the east side of town. Can I have air con?
Usually, yes, and it's often a simple install. Read your deeds and any estate rules first, and check whether the planning permission for the estate removed permitted development rights. If it did, you'll need to apply. We look at this with you before we quote.
Is my house in the conservation area?
If it's in or near the old centre, it might be. Central Bedfordshire Council has an online map of conservation areas and a postcode search, and we check your address too. Inside the area, the outdoor unit goes at the rear or side, out of view from the road.
How much is air conditioning for two bedrooms in Biggleswade?
Two rooms on one outdoor unit start from £3,650 including VAT, and three rooms from £5,100. A single bedroom starts from £1,850 with a 5 m pipe run, usually fitted in a day.
Do you repair and regas air con in Biggleswade?
Yes. We repair most brands, whoever fitted them. We confirm the cost of the repair visit when you book, and the repair itself is priced in writing before any work starts. If the system is low on refrigerant, we find and fix the leak before any regas.
Do you cover Langford, Northill and Upper Caldecote?
Yes, and the other villages around the town. Planning in all of them goes to Central Bedfordshire Council. Northill and Ickwell have conservation areas, so we check whether your home is inside one before we quote.
