A furniture town in the Wye valley

High Wycombe spreads along the floor of the River Wye valley, with steep wooded and farmed slopes on either side. Many streets climb those slopes, so plots are often sloping and front doors sit up or down a flight of steps.

The town grew on chair-making. Between about 1870 and 1920, work moved from bodgers in the beech woods to factories, and terraces were built for the workers. The council's draft appraisal picks out the terrace at 28 to 70 Temple End, built before 1876, probably for the Temple Works chair factory. The separate Leigh Street conservation area still has several former chair factories.

Planning and the conservation area review

Planning in High Wycombe goes to Buckinghamshire Council, which replaced Wycombe District Council in April 2020. A heating-capable unit on a house is often permitted development, within limits on size, position and noise. Listed buildings, cooling-only units and units on road-facing walls in a conservation area need permission. Our planning guide explains each rule.

Four conservation areas currently cover the centre and its edges. High Wycombe itself was first designated in 1970 and covers the town centre and areas such as Frogmoor, Easton Street and the Rye. Amersham Hill, with its large homes on generous plots, lies just north of the centre, next to Priory Avenue. Wycombe Abbey, now a school, lies to the south. A fifth, Leigh Street, lies to the west.

In spring 2026 the council consulted on combining those four into one High Wycombe conservation area, with four boundary extensions, including the Temple End terrace. When we checked in October 2026 we hadn't seen a final decision, so look at the council's current map for your address. West Wycombe, just west of the town, has its own conservation area.

Do I need planning permission for air conditioning in High Wycombe?

Not always. A heating-capable unit on a house is often permitted development if it meets the size, position and noise limits. You need permission for listed buildings, cooling-only units, and units on road-facing walls in a conservation area. Applications go to Buckinghamshire Council.

I live on Amersham Hill. What should I check?

Amersham Hill is a conservation area, so the outdoor unit can't go on a wall or roof facing the road under permitted development. A rear or side position out of view usually works on these larger plots. If your house is listed, you'll also need listed building consent.

Will the conservation area review affect my home?

It might. The council has consulted on merging the town's four conservation areas into one and extending the boundary in four places. If your street is added, the conservation area rules will apply. Check the council's website for the latest map before you plan an outdoor unit.

My terrace is close to the neighbours. Will the outdoor unit be noisy?

Can you fit air conditioning in a house on a steep plot?

Yes. We check access at the survey and plan how to carry the outdoor unit in. On sloping gardens we use a level ground pad or a wall bracket, and keep the pipe run as short as we can.

Do you service office air conditioning in High Wycombe?
