A garden town that's still growing

The government gave Aylesbury garden town status in January 2017. Buckinghamshire Council says around 16,000 new homes are planned by 2033, which means a large share of the town's homes are new or nearly new.

Berryfields is a phased extension of over 3,000 homes with its own station, Aylesbury Vale Parkway. Kingsbrook is another large new neighbourhood. Hampden Fields, near Bedgrove, got permission for 3,000 homes in 2021. Woodlands, where the council's company Buckinghamshire Advantage is working with Barratt Redrow, has permission for over 1,100 homes.

New homes are well insulated and airtight. That keeps heat in during winter, but upstairs bedrooms can get warm in summer. They're also the easiest homes to fit: sound walls, simple pipe routes and usually space at the side for an outdoor unit.

Planning in Aylesbury

Since April 2020 planning in Aylesbury has gone to Buckinghamshire Council, which replaced Aylesbury Vale District Council. Aylesbury is still covered by the Vale of Aylesbury Local Plan until the council's new plan is adopted.

A heating-capable unit on a house is often permitted development if it meets the limits on size, position and noise. A cooling-only unit, a listed building, or a unit on a road-facing wall in a conservation area needs permission. Our planning guide covers each rule.

The Aylesbury conservation area has just changed. Its historic core, including Market Square, Kingsbury, Temple Square and St Mary's Square, was first designated in 1969. In July 2026 the council adopted a new appraisal and boundary, the first update since 2004. Nine areas were added, including the Waterside Theatre, the canal basin, High Bridge Walk, Albion Street and Coronation Villas, and two locations on the east side of the centre were removed.

So even if you checked a few years ago, look at the current map on the council's website. We check your address before we quote.

Do I need planning permission for air conditioning in Aylesbury?

Not always. A heating-capable unit on a house can be permitted development if it meets the size, position and noise limits. You need permission for listed buildings, cooling-only units, and units on road-facing walls in a conservation area. Applications go to Buckinghamshire Council.

I live on a new estate like Berryfields or Kingsbrook. Is there anything to check?

Yes, two things. Some planning permissions for new estates include a condition that removes permitted development rights, so check yours or ask the council. Your deeds or the estate's management company may also have rules about external equipment. Once that's clear, new builds are usually simple to fit.

Is my street in the new Aylesbury conservation area boundary?

Check the council's current map. The boundary changed in July 2026, adding places such as the canal basin, Albion Street and Coronation Villas, and removing two locations on the east side of the centre. Inside it, an outdoor unit can't go on a wall facing the road without permission.

My upstairs rooms in a new-build get too hot. What size unit do I need?

Most bedrooms need a 2.5 kW unit, from £1,850 including VAT. Larger rooms and lofts may need 3.5 kW or 5 kW. We measure each room at the survey, and our sizing guide explains what affects it.

Can one system cool the whole house without units on every wall?

Yes. Ducted air conditioning hides the indoor unit in the loft or ceiling and feeds grilles in each room. It starts from £4,950 per zone including VAT and needs a survey. A multi-split is the other option, with a wall unit in each room.

Do you service systems fitted by other companies?

Yes. An annual service starts at £119 including VAT, plus £59 for each extra indoor unit on the same visit. We service most brands, whoever installed them.
