Two towns in one: Old Amersham and the Hill

Amersham has two distinct halves. Old Amersham is a medieval market town in the valley of the River Misbourne. Its High Street is lined with buildings from the 16th to the 18th centuries, and the Market Hall dates from 1682.

The Metropolitan Railway arrived in 1892, about a mile north on the ridge. A new town, Amersham-on-the-Hill, grew up around the station and in time joined up with Chesham Bois. In the 1920s and 1930s the railway's sister company built housing estates across Amersham Common, as the town became part of Metroland.

That gives the town an unusual mix of homes. The council's historic town assessment picks out the Arts and Crafts houses of Elm Close and the Weller Estate, and the modernist High and Over and the Sun Houses by Amyas Connell, which are now listed.

Planning and Amersham's conservation areas

Planning in Amersham goes to Buckinghamshire Council, which replaced Chiltern District Council in April 2020. The old Chiltern plan still applies until the new Local Plan for Buckinghamshire is adopted.

The council lists four conservation areas under Amersham: Old Town, Elm Close, Shardeloes Parkland and the Weller Estate. The Old Town area was first designated in 1969 and amended in 1992. Chesham Bois, next door, has its own. Don't confuse Amersham Hill: that conservation area is in High Wycombe.

The Chilterns, the Green Belt and Article 4

The countryside around Amersham, including the Shardeloes parkland west of the old town, is in the Chilterns National Landscape, known until November 2023 as the Chilterns Area of Outstanding Natural Beauty. The town is ringed by Green Belt. The heat pump rules in Class G don't add any separate limit for either, so the conservation area and listed building rules are what usually matter.

The Chilterns Conservation Board publishes design guidance on Chilterns brick and flint. A unit kept low and out of public view fits in best. The national planning data register lists Article 4 directions near Amersham, but the ones we found cover farmland and woodland, not homes in the town. Ask the council if you're unsure.
