Air conditioning in Bexley

A borough of interwar semis
Bexley's Local Plan describes the borough as dominated by privately owned, interwar, low-density residential neighbourhoods. The council's Local Character Study says the population doubled in the 1930s, as large interwar estates grew up around Bexleyheath and Welling.
The 2021 Census bears that out. 44 per cent of Bexley households live in a semi-detached house, against 19 per cent across London. Another 24 per cent live in a terraced house and only 21 per cent in a purpose-built flat.
That's good news for air conditioning. A 1930s semi usually has a side passage or a rear wall where the outdoor unit can sit out of sight of the street. One outdoor unit can then run a multi-split, cooling three or four bedrooms with a single set of pipes down the side of the house. On a terrace, we usually work from the back garden or a back-addition wall.
Planning in Bexley
Planning questions go to Bexley Council. Its Local Plan, adopted on 26 April 2023, sits alongside the London Plan and guides development in the borough to 2038.
For an unlisted house, a unit that heats as well as cools can often go in without planning permission under the national rules, if it meets the size, position and noise limits. Conservation areas and Article 4 directions
The council says Bexley has 23 conservation areas. Four of them, Brook Street, Old Bexley, Old Forge Way and Red House Lane, also have Article 4 directions, which take away some permitted development rights for the homes they cover. If your home is in one of these, check with the council before planning an outdoor unit.

Shops, offices and industrial units
The Local Plan names Bexleyheath as the borough's major town centre, with district centres at Sidcup, Welling, Erith, Crayford and Lower Belvedere. We fit wall units and ceiling cassettes in shops and offices there, in business hours, and service and repair existing systems.
Bexley also has a lot of industrial land, including the Belvedere industrial area, the Erith industrial areas, Thames Road in Crayford and the Foots Cray Business Area. Units there often need cooling for offices, server rooms or staff areas. We size each system from the heat load, not just the floor area.
Parking and access for engineers
Bexley has controlled parking zones in Bexleyheath, Sidcup and Welling town centres, around several stations, and in Bexley Village, Crayford, Erith, Barnehurst and Albany Park. Most zones outside the town centres only run for an hour or two on weekdays, so outside those hours we can often park normally.
