Who handles planning in Dartford
For most of the borough, planning applications go to Dartford Borough Council. The exception is the Ebbsfleet development area. There, the Ebbsfleet Development Corporation decides planning applications instead. Its area covers the big development sites such as Ebbsfleet Valley, the former Eastern Quarry (now Whitecliffe) and the Swanscombe Peninsula, not the older parts of Swanscombe and Greenhithe.
Kent's councils are being reorganised, but the new unitary councils don't start until 1 April 2028. Until then, apply to Dartford Borough Council or, inside the Ebbsfleet area, the Development Corporation.
New-build homes at Ebbsfleet and around Dartford
Ebbsfleet Garden City sits mostly in Dartford borough, with a smaller part in Gravesham. Thousands more homes are planned there, alongside the new estates already built around Dartford.
New homes are well insulated, so a smaller unit often does the job. Before we fit anything, check two things. First, your deeds or the estate's rules may have covenants about equipment on the outside. Second, some planning permissions for new estates remove permitted development rights by condition. If that applies, you'll need to apply for planning permission even for a small unit.
