Planning in Windsor and Maidenhead
The Royal Borough of Windsor and Maidenhead handles planning for Windsor, Eton, Old Windsor, Datchet, Maidenhead, Ascot, Sunningdale and the villages. It's a unitary council, so there's no county council involved.
A unit that heats as well as cools can often go on a house without a planning application, under national permitted development rules. It must meet limits on size, position and noise. Those rights don't cover listed buildings, and in a conservation area the unit can't go on a wall or roof facing the road. The council's records also list an older Article 4 direction for Windsor Town Centre, so check with its planning team before work on a town-centre building.

Inner Windsor: terraces, villas and listed rows
The council's Inner Windsor appraisal, adopted in May 2015, describes Georgian terraces, modest Victorian terraces and workers' cottages, middle-class semis and grand Victorian villas. It runs along streets such as Kings Road, Alexandra Road, St Leonard's Road, Osborne Road and Grove Road, and is bounded to the east by the Long Walk.
The appraisal counts 177 listed properties and features in this area alone, including Regency terraces on Kings Road. If your house is listed, you need planning permission and usually listed building consent for an outdoor unit.
For unlisted houses here, the back is almost always the place for the outdoor unit. Many terraces have small rear yards, so we often use a wall bracket above head height or a slim unit that fits a narrow space.

Do I need planning permission for air conditioning in Windsor?
It depends on the house. An unlisted house can often have a heating-capable unit under permitted development if it meets the size, position and noise limits. Listed buildings always need permission, and in a conservation area the unit can't face the road. Ask the Royal Borough's planning team if you're unsure.
My house in Inner Windsor is listed. Can I still have air conditioning?
Possibly, with planning permission and listed building consent. A unit hidden at the rear, with pipes routed through as few historic features as possible, has the best chance. We'll help you choose the position and give you the product details for the application.
I live in Datchet. Will flooding damage the outdoor unit?
Floodwater can damage an outdoor unit's electrics and fan. If your garden has flooded before, we mount the unit on a wall bracket or raised stand above the likely water level.
Will the outdoor unit be noisy for my neighbours?
