Air conditioning in Redbridge
We install, service and repair air conditioning for homes and businesses across the London Borough of Redbridge, from Ilford, Seven Kings and Goodmayes to Gants Hill, Barkingside, Woodford and Wanstead. Most homes here are houses, which makes an outdoor unit easier to place. Here's what to know first.

Of 103,713 households in the 2021 Census, 66 in 100 lived in a house (7 detached, 27 semi-detached, 32 terraced) and 34 in 100 in a flat. Most installs here are on houses, where a back or side wall is usually the simplest place for the outdoor unit.
In a conservation area an outdoor unit can't go on a wall or roof facing a road without planning permission, and an Article 4 direction can remove permitted development rights altogether. Check your postcode to see whether either applies to your street.

Victorian terraces and interwar suburbs
The Redbridge Local Plan describes the borough as part of London's suburban outer ring, mostly built between 1880 and 1939, after the large estates were sold for housing. Around Ilford, Seven Kings and Goodmayes, the first suburbs near the railway, streets of Victorian and Edwardian terraces dominate. Hainault is mainly suburban terraces, and Woodford Green and Woodford Broadway have very large Edwardian and interwar detached houses. Ilford and Gants Hill are denser, with taller blocks.
In the 2021 Census, 32 per cent of Redbridge households lived in a terraced house, 27 per cent in a semi-detached house and 7 per cent in a detached house. In a terrace, the outdoor unit usually goes on the back wall or the back addition, with each pipe going straight through the wall behind its indoor unit. A semi often has a side wall out of view of the street, and one outdoor unit can run a multi-split for three or four bedrooms.
A quarter of households live in a purpose-built flat and another 6.5 per cent in a converted house. Flats need the freeholder's consent first. Census 2021 also shows 30 per cent of households renting privately, so a tenant needs the landlord's agreement too.
Planning in Redbridge
Planning questions go to Redbridge Council. Its adopted plan is the Redbridge Local Plan 2015 to 2030, adopted at Full Council on 15 March 2018. Policy LP32 asks new development to adapt to a warmer climate, including measures to reduce overheating in homes, and the London Plan's cooling hierarchy (Policy SI 4) asks major developments to cut heat gains and use passive cooling before air conditioning.
Those policies matter when an install needs planning permission. For a house that isn't listed, a unit that heats as well as cools can often go in without an application under Class G of the national rules, as rewritten from 29 May 2025, if it meets the size, position and noise limits. A cooling-only unit can't. A block of flats is allowed one heat pump in total, with an outdoor unit no bigger than 0.6 m³.
Conservation areas and Article 4 directions
Redbridge has 16 conservation areas, each with its own design guidance. The council also lists Article 4 directions, which remove some permitted development rights for certain alterations. They cover the whole of the Bungalow Estate conservation area in Seven Kings and the Aldersbrook and Lake House conservation area, as well as The Drive in Snaresbrook and 1 to 47 Spratt Hall Road in Wanstead Village.
The Local Plan also names ten Residential Precincts, a local designation for streets of special character that aren't conservation areas. In any of these places we plan the outdoor unit for the back of the house and check your address at the survey.
- Wanstead Village, Wanstead Grove, Wanstead Park and Aldersbrook and Lake House (E11, E12)
- Snaresbrook and South Woodford (E18)
- Woodford Green, Woodford Wells, Woodford Broadway and Woodford Bridge (IG8)
- The Bungalow Estate in Seven Kings, and George Lane
- Valentines Mansion in Ilford
- Barnardo's Village Homes, Claybury and Little Heath
Shops, offices and business parks
The Local Plan names Ilford as the borough's metropolitan town centre, with district centres at Barkingside, Gants Hill, South Woodford, Wanstead and part of Chadwell Heath. We fit wall units and ceiling cassettes in shops, restaurants, clinics and offices there, in business hours, and service and repair existing systems.
Business premises follow different planning rules from homes, so an outdoor unit usually needs an application. We plan its position early, size the system from the heat load rather than just the floor area, and provide the drawings and sound data the council asks for. We also work in units on Hainault Business Park and the borough's other employment areas.
Parking and access for engineers
Redbridge runs permit parking zones in parts of the borough, and the hours vary from zone to zone. The council's map shows which streets are covered, and we check the signs before the visit. Outside the controlled hours we can usually park normally.
If the van needs a clear bay, we apply for a suspension. Redbridge charges £55 per car space (5 metres) per day, plus a £55 administration fee, and says it decides applications within seven working days, so we apply well ahead. If your job needs one, the fee is on your quote.
Redbridge is outside the Congestion Charge zone. The ULEZ covers all of London, including Redbridge.

Redbridge questions
Do I need planning permission for air conditioning in Redbridge?
Often not for a house. A heating-capable unit on an unlisted house can usually go in under national permitted development rules if it meets the size, position and noise limits. You'll need permission for a cooling-only unit, a listed building, and a unit facing the road in a conservation area. If your home is in an Article 4 area, check with Redbridge Council first.
I live in Wanstead or Woodford. Can I still have air conditioning?
Usually, yes. Much of Wanstead and Woodford is in a conservation area, so the outdoor unit can't go on a wall or roof facing the road under permitted development. A unit at the back or on a side wall away from the road is often fine. If you're in Aldersbrook and Lake House or on an Article 4 street, ask the council before you commit.
Can one outdoor unit cool all the bedrooms in my Gants Hill or Barkingside semi?
Usually. A multi-split runs two to four indoor units from one outdoor unit at the side or back of the house, with each pipe going straight through the wall behind its indoor unit. Two rooms start from £3,650 inc. VAT and three from £5,100 inc. VAT. The survey confirms sizes and pipe routes.
Can I put air conditioning in a flat in Ilford?
Often, with the freeholder's written consent. Only one heat pump per block of flats is permitted development, with an outdoor unit up to 0.6 m³, so a block that already has one needs a planning application. Some newer blocks also lost their permitted development rights by planning condition. We give you the drawings and sound data an application needs.
Do you service and repair air conditioning in Redbridge?
Yes, for homes and businesses, including Daikin, Mitsubishi Electric, LG and Panasonic systems. An annual service starts from £119 inc. VAT. For repairs, we confirm the cost of the visit when you book, and the repair is priced in writing before any work starts.
