Houses in the west, a mix in the east
In the 2021 Census, 38.9 per cent of Haringey households lived in a whole house, most of them terraced. Another 22.8 per cent lived in a flat or bedsit in a converted house, and 35.4 per cent in a purpose-built block of flats. A quarter rent from the council or a housing association.
That gives us three common jobs. In a whole Victorian or Edwardian house in Muswell Hill, Crouch End or Bounds Green, the outdoor unit goes at the back, and a multi-split can cool two or three bedrooms from one unit. In a converted flat on the Harringay Ladder or in Stroud Green, the freeholder's consent and the route to the back wall come first. On council-built estates and in the newer blocks around Tottenham Hale and Wood Green, the outdoor unit usually goes on a balcony, with the landlord's or managing agent's agreement.
How an install works in a Haringey house
Survey
We look at the rooms and the pipe route, and check conservation area, Article 4 and listed status.
Siting
We pick an outdoor position at the rear, usually on the ground or the back-addition wall, and check it against the 37 dB(A) noise limit at neighbours' windows.
Consents
If planning permission or freeholder consent is needed, we give you the drawings, unit size and sound data to apply.
Fitting
Most single rooms are fitted in a day, with the pipe usually going straight through the wall behind the indoor unit.
Handover
We commission the system, record the refrigerant and show you the controls.
Planning in Haringey
Planning questions go to Haringey Council. Its adopted Local Plan is made up of four 2017 documents: the Strategic Policies, Development Management Policies, Site Allocations and the Tottenham Area Action Plan. The council is preparing a single new Local Plan to replace all four, and consulted on a draft in late 2025.
For a house that isn't listed, a heating-capable unit can often go in without planning permission under Class G of the national rules, as rewritten from 29 May 2025, if it meets the size, position and noise limits. A cooling-only unit can't. For flats, the rules allow one heat pump per block with an outdoor unit no bigger than 0.6 m³. If the building already has one, you need planning permission, and the freeholder's written consent is needed either way.
Conservation areas and Article 4 estates
Haringey Council lists 28 conservation areas. In a conservation area, no unit can go on a wall or roof facing a road without planning permission, so we look at the rear first.
Four of them have Article 4 directions removing permitted development rights for changes such as new windows and doors: Noel Park, Peabody Cottages, the Rookfield Estate and Tower Gardens. The council also uses Article 4 directions to control new shared houses across most of the east of the borough, and conversions of warehouses to homes in its employment areas. Check your address on the council's map before planning a unit.
- Highgate, Muswell Hill, Fortis Green and the Rookfield Estate
- Crouch End, Stroud Green, Hornsey High Street and Clyde Circus
- Alexandra Palace and Park, Bowes Park and Wood Green Common
- Noel Park, Campsbourne, Hillfield and Trinity Gardens
- North Tottenham, Scotland Green, Bruce Grove, Tottenham Green and Seven Sisters/Page Green
- Bruce Castle and All Hallows, Tower Gardens, Lordship Lane and Peabody Cottages
Shops, restaurants and offices
We fit wall units and ceiling cassettes for restaurants and cafés on Green Lanes, shops on Wood Green High Road, and businesses on the Broadways in Crouch End and Muswell Hill and along Tottenham High Road, and we service and repair existing systems in business hours.
Tottenham High Road runs through five conservation areas that the council groups as a historic corridor, and Crouch End and Muswell Hill are conservation areas too. A new outdoor unit for a shop or restaurant there usually needs planning permission, so we plan its position and sound data early.
Parking and access for engineers
Where a street has controlled parking, the van uses a paid bay or a suspended one. Haringey asks for applications at least two weeks before the suspension starts. It charges £80 per car space per day plus a £280 administration fee, and each road needs its own application. If your job needs one, we apply and show the fee on your quote.
Haringey is outside the Congestion Charge zone. The ULEZ covers all of London.

Haringey questions
Do I need planning permission for air conditioning in Haringey?
Not always. A heating-capable unit on an unlisted house can often go in under the national permitted development rules if it meets the size, position and noise limits. Flats, listed buildings, cooling-only units, street-facing walls in conservation areas and homes under an Article 4 direction may need permission. If in doubt, ask Haringey Council.
I live on the Rookfield Estate or in Noel Park. Can I still have air conditioning?
Possibly. Both are conservation areas with Article 4 directions that remove some permitted development rights, so check with Haringey Council before booking. A unit at the back is the usual starting point.
Can I fit air conditioning in a flat on the Harringay Ladder?
Often, yes, with the freeholder's written consent and, if the unit goes in a garden you don't own, the owner's agreement. Only one heat pump per block of flats is permitted development, so if the building already has one, you need planning permission. We provide the drawing and sound data.
Can one outdoor unit cool several bedrooms in my house?
Yes. A multi-split runs two, three or four indoor units from one outdoor unit, which keeps the back of the house tidy. Two rooms start from £3,650 inc. VAT and three rooms from £5,100 inc. VAT.
How much is a parking suspension in Haringey?
Haringey charges £80 per car space per day plus a £280 administration fee, and needs the application at least two weeks ahead. We only book one if the job needs it, and the fee is on your quote first.
Do you service and repair air conditioning in Haringey?
Yes, for homes and businesses, including Daikin, Mitsubishi Electric, LG and Panasonic systems. An annual service starts from £119 inc. VAT. Repairs start with a diagnostic visit from £125 inc. VAT, deducted if you go ahead.
